What's happening where you can't see matters just as much as what you can.
At first glance, this utility closet doesn't look too concerning. There's some evidence of a leak, but nothing that screams "major problem."

Condensation isn't just water... it can turn into mold.
These photos show condensation collecting on and in crawl space ductwork and the discoloration that can develop where that moisture repeatedly wets the subfloor.

Don't put the cart before the horse.
We recently inspected a crawl space where a brand-new v***r barrier had already been installed... before the existing mold contamination was addressed.
A crawl space encapsulation is a great investment, but it doesn't remove mold.
Stopping excess moisture may help prevent mold from continuing to grow, but it does not eliminate the mold that's already there. Existing contamination should be professionally cleaned and treated before encapsulation whenever possible.
Why does the order matter?
✅ Mold is removed before it's sealed into the crawl space.
✅ Your new v***r barrier stays cleaner and in better condition.
✅ Technicians aren't crawling, dragging equipment, and performing remediation work on top of your brand-new barrier.
✅ Dust, debris, and mold removed during cleaning don't end up all over your new encapsulation.
If mold is already present, the proper sequence is generally:
1️⃣ Address the moisture source (if active)
