I love being able to inspected older homes. This classic style 1920’s home off Moreland Ave had a rehab that was very well done. Whether it’s a 100 year old home or a new build, I inspect them all with the same thoroughness.

Most homes have downspouts that drain onto their roofs like this one. What most people don’t know is that manufacturers don’t allow this and it will accelerate shingle degradation.

This home was actually a builders, which means he didn’t even catch it. There’s so much information, specifications, codes, nuisances, that it’s almost impossible to catch it all. This is why getting a home inspection is so important. The more eyes on something the more likely issues can get noticed and corrected.

Look at the document from GAF and they clearly say it causes damage and how to fix it.

Double checking your claims is important for a home inspector. I needed to know if the mold growth was stalled, getting worse, or that it even was mold. The moisture meter not only proves the mold will keep growing (right conditions with moisture), but that it's most certainly mold with the wood having that high of a moisture content. Wood should not have a moisture content above 19%. Without lab tests I can't convulsively state it's mold but call it microbial growth. But you as the homebuyer can use your decision making with what I give you and decide is that worth going through testing to confirm what's obvious. https://www.atlantapremierhomeinspections.com/
