Did home prices just hit a turning point?

Even though all the headlines out there make it sound like prices are crashing, here’s what the data really says.

Yes, price growth cooled from around 7% in mid-2024 to closer to 3% today. But that’s not a crash. It’s just a slowdown.

And if you look at the right side of this graph, it seems like price growth may have hit its low point and started to turn.

Now, two months of data doesn’t necessarily make a trend. But a few things back this up.

Compared to earlier this year, fewer markets are seeing price declines right now. And, forecasts call for price growth to pick up a bit before end of year.

Whether you’re buying or selling, I want you to have breaking info like this as soon as I have it – especially when it looks like something is changing.

DM me "PRICES" and I'll show you exactly what home prices are doing in our local market and what that means for you.

Putting off selling because it feels like the market’s at a standstill and no one’s buying right now?

Sure, the pace has cooled in some areas recently. But houses are still selling all the time. In fact, more than 4 million will sell this year.

Do a little math, and that works out to over 11k sold every day, almost 470 an hour, and about eight every minute.

So, don’t count your house out. Another home just sold as you were reading this – let’s make the next one yours.

Buying in a Boca Raton Gated Community: Buyer's Guide 07/29/2026

Thinking about buying in a Boca Raton gated community? Here is what most buyers do not realize until closing.

HOA fees are only the beginning. Club initiation fees can run well into six figures. Food and beverage minimums mean you are paying the club dining room whether you eat there or not. And the community approval process -- application, financial review, background check, sometimes a personal interview -- can take months.

Our new guide covers the full picture: the types of gated communities in Boca Raton, the real cost of living behind the gates, the approval process, insurance considerations, and what to look for when you tour.

Buying a Waterfront Home in Boca Raton: 2026 Guide 07/27/2026

Buying a waterfront home in Boca Raton? Here is what most buyers do not check until it is too late.

Seawalls can cost $100,000-$300,000 to replace. Bridge clearances determine whether your boat can reach the ocean. Flood insurance premiums vary by tens of thousands depending on the property. And a standard home inspection does not cover any of it.

Our new guide covers everything a waterfront buyer needs to know before making an offer - the types of waterfront in Boca Raton, seawall inspections, dock permits, flood zones, bridge access, and the hidden costs of living on the water.

Sticker shock keeping you on the sidelines? Condos might help.

The median condo sold for $380,000 in June, while the median single-family home went for $446,400. That's a gap of more than $66,000.

Part of that is because condos are usually smaller. But that's exactly the point. Smaller square footage can mean a smaller price tag.

So, if you can make less space work for your life, it may work for your budget, too.

For a lot of buyers, especially first-timer buyers, a condo or townhome is the difference between waiting and owning.

Curious what condos and townhomes are selling for in our area? Drop a comment or send me a DM, and I'll put together a list that fits your budget.

For most people, their first house was never meant to be their forever home. It was meant to be a stepping stone to whatever came next.
And today's market is creating an interesting opportunity for homeowners who are ready to move up.
Starter homes are still in short supply, which means the house you're selling may be exactly what another buyer has been hoping to find.
At the same time, there are more move-up homes on the market than buyers have had to choose from in years.
Throw in the equity you've likely built over the years, and moving up may be more realistic than you think.
If your current home no longer fits your life, let's talk about what your next chapter could look like.

Why a Slight Rise in Foreclosures Doesn’t Signal Another Crash

The foreclosure headlines may sound alarming. Here’s why you shouldn’t panic. Far fewer homes are starting the foreclosure process today compared to 2008. So, even with the recent uptick, foreclosure starts are down about 82% from where they were in 2008. And that means we’re a long way from crash territory. Have questions about what you’re seeing on social media or in the headlines? Let’s connect.

If you’ve been house-hunting lately, you know the struggle. High prices. And too few homes to choose from.

But this Summer, the tide may be turning in your favor.

Nationally, the median asking price is about $11,000 below where it was a year ago. A sign sellers are meeting buyers where they’re at.

And the number of homes for sale just hit its highest point for any June since 2022.

This doesn’t mean a crash is coming – lower list prices and more options just mean you have more room to find a home that fits your budget and your needs.

So, if you’ve been waiting for the right moment to buy, this might be it. DM and let's look.
