The Market You Hear About May Not Be Your Market

“Inventory is up.”
“Prices are coming down.”
“Boca is still strong.”
“Condos are taking longer to sell.”

We hear statements like these all the time — and they may all be true.

But are they true for your property?

Real estate is local, but sometimes local isn’t nearly local enough.

Two communities only a few miles apart can behave very differently. Even within the same community, a particular building, section, floor plan, view, condition or price range can have its own supply, demand and recent sales pattern.

That is the micro-market — and when it comes time to sell, it can matter far more than the headline everyone is talking about.

Broad statistics are useful for understanding direction. But determining where an individual property fits requires getting much closer to the front door: What is actually competing with it? What has sold? What hasn’t? How long did it take? What are buyers choosing — and what are they passing over?

The micro-market helps determine your strategy.

The latest home price data just made one thing clear.

More markets are seeing prices rise. And fewer are seeing them fall.

Just one quarter ago, home prices were rising in 71% of markets. Today, it's 80%. That’s a pretty big shift in just 3 months.

Now, that doesn't mean prices are climbing everywhere. But it does mean there’s no widespread crash happening. If anything, prices may have turned a corner.

Real estate has a long memory — especially when it’s your own home.

Sellers naturally remember what they paid, what they invested in renovations, what a neighbor sold for two years ago, or perhaps the offer they decided not to accept when the market was different.

All of those numbers are meaningful.

But they may not be meaningful to today’s buyer.

A buyer walking through your door is looking at what else their money can buy **right now**. Another home in the same community. A renovated property nearby. A different neighborhood. Perhaps something smaller with fewer projects — or larger at a similar price.

In other words, your home isn't competing with what it was worth yesterday.

**It's competing with the choices buyers have today.**

That is why understanding the current micro-market matters so much. Pricing isn't about erasing a property's history or disregarding what an owner has invested. It's about recognizing where that property fits among the alternatives buyers are considering today.

Because ultimately, the market doesn't ask:

*“What was this home worth before?”*

It asks:

**“What else can I buy for the same money?”**

One of the biggest stories in the housing market these past few years has been how much the supply of homes for sale has grown. It’s the #1 bright spot for buyers in this market.

But you may have heard that growth has been slowing down.

It’s true it went from +31% a year ago to just +2% now. But that’s no reason to worry about your move.

Because nationally, inventory has been up year-over-year for 33 straight months. And the latest data shows the slowdown may have already hit its floor.

Plus, since rates aren't expected to come down much anytime soon, inventory growth may be about to pick back up.

The bottom line? Inventory is still better than it was last year – and that gives you options. And even more choices may be coming soon.
