“Is this a good time to buy?”
“Should we sell now—or wait?”
After 36 years in real estate, I have heard these questions in every kind of market.
Interest rates rise and fall. Property values fluctuate. Inventory expands and contracts. Currency exchange rates change. Headlines become optimistic, then alarming, and eventually optimistic again.
All of these factors matter. But the most important timing is not dictated by the market—it is dictated by your life.
Over the years, I have worked with Canadians who purchased their Florida residence earlier than planned because an extraordinary opportunity presented itself and the Canadian and U.S. dollars were at par. Retirement was still three years away, but the timing made sense for them.
I have also helped clients sell sooner than they ever anticipated—not because the market told them to, but because health concerns, family responsibilities or the needs of children and grandchildren suddenly changed their priorities.
There is rarely one universally perfect moment to buy or sell.
The right time is the moment that aligns with your objectives, your finances, your family, your health and the chapter of life you are ready to begin—or ready to close.

A lot of buyers and sellers are holding back right now because they're worried we're headed for another 2008. But look at the numbers.
In 2008, homeowner equity and mortgage debt were nearly identical. That means, if someone hit a rough patch, they had almost nothing to fall back on. That's part of what made that crash so bad.
Today? Home equity is at $34.9 trillion. Debt is at $14.4 trillion. So, homeowners aren't stuck. They have equity built up in their homes – which means if they needed to sell, many could and they’d still come out ahead. They have a cushion.
This isn’t a crash. Today’s market still has a solid foundation.
And if worries about a crash have been keeping you on the sidelines, it might be worth having a conversation about what a move could look like for you right now.

SOME PLACES ARE WORTH LINGERING
Not every memorable South Florida experience happens on the beach.
