Discover L’Oréal Romania’s new offices in U•Center 2, a dynamic headquarters for collaborative teams and a state-of-the-art setting designed for 280 people.
Organized on a single level, the HQ spans 4,194 sqm, complemented by 246 sqm of terraces arranged into four outdoor zones, adding flexibility, wellbeing and space to connect.
U•Center 2’s sustainable performance and versatility were key factors behind this move, fully aligned with L’Oréal Groupe’s commitment that, by 2030, all headquarters globally will operate in sustainable buildings.
L’Oreal Romania relocated to sustainable HQs In 2025, L’Oreal Romania took an important step by moving its HQs o one of the most modern and sustainable office buildings in Romania.
In his recent interview with Agenda Construcțiilor, Stephen Burke MRICS, Construction Director at Forte Partners, spoke about the evolution of the office market at a time when sustainability and quality of life have become essential criteria in real estate, and when economic performance can go hand in hand with environmental responsibility and the real needs of the city.
“In the medium term, we will continue developing the office component of U•Center 3 and start construction on the residential area. At the same time, we are looking for new development opportunities in Bucharest, to launch projects that regenerate the urban fabric, revitalise the economic potential of certain areas of the city, and bring added value to local communities,” said Stephen Burke.

3 December marks the International Day of Persons with Disabilities - a reminder that accessibility in the built environment is not a “nice to have”, but a basic condition for participation in society.
For real estate and workplaces, this means thinking about how every space can be safely and comfortably used by diverse groups of people. Accessibility in buildings translates into concrete features, such as:
• Step-free, barrier-free routes from the street and public transport to and within the building
• Entrances, doors, corridors and lifts that are easy to navigate and operate independently
• Clear visual, tactile and audio information for orientation and wayfinding
• Restrooms and support spaces designed for different accessibility needs
• Safe, accessible parking and drop-off areas
Certification systems like Access4you, which has awarded a Design Gold Pre-Certification to U•Center 3, provide a structured, data-driven framework for evaluating these aspects in detail across multiple user groups and building functions.
On this International Day of Persons with Disabilities, we reaffirm that truly inclusive cities and workplaces start with thoughtfully designed, transparently assessed spaces that work for everyone.

Geo Mărgescu, Co-founder & CEO of Forte Partners, joined Bogdan Alecu, Senior Editor at Ziarul Financiar, in the CEC Bank pentru Afaceri Românești series to talk about the outlook for Bucharest’s real estate market and the evolution of U•Center 3.
Geo highlighted that premium office buildings located near major public transport hubs, especially metro stations, continue to see strong demand, even though overall leasing activity in the market is down versus last year. In Forte Partners’ current portfolio of around 85,000 sqm of offices, there is currently no vacant space, confirming the resilience of well-located, high-quality assets.
The discussion also covered the evolution of U•Center 3, the final phase of the U•Center project in Tineretului, a mixed-use urban regeneration scheme that will add modern office space and 190 new apartments, designed to serve both businesses and residents and to keep the area active throughout the day.
For Geo, success in real estate development means putting people first: creating mixed-use projects, with services, retail and public spaces that support the community and exploring the reconversion of historic and underused state-owned buildings into profitable assets for the city.

“We have developed projects worth six to seven hundred million euros over the past 10–15 years, and we have never encountered issues with either the authorities or the local community. From the concept stage, we organize neighborhood meetings to present our plans and remain open to feedback and suggestions.
