Experienced project managers, delivering exceptional projects on time and on budget

As part of our anniversary celebrations, we’re looking back at some of our favourite projects.
In 2021 we were very happy to manage the construction of a large family villa in Sotogrande. We were able to keep the project moving through the COVID restrictions, keeping the client informed and involved even when the client could not visit, and handed it over in August 2021 furnished and ready for occupation. As you can see from this glowing review, he was delighted with our support.

Modern construction is complex, and the final 5% of a project often requires the most rigorous attention to detail. Accepting a building prematurely can lead to unforeseen costs, delays, and endless stress.
To help you navigate this final hurdle and avoid the pitfalls of modern construction, our project management experts have compiled a comprehensive checklist of what you must verify before signing off on your new build. We hope it will help you to avoid common problems people face when they move in.

𝗝𝗮𝗿𝗴𝗼𝗻 𝗕𝘂𝘀𝘁𝗲𝗿: 𝗪𝗵𝗮𝘁 𝗶𝘀 𝘁𝗵𝗲 "𝗟𝗶𝗰𝗲𝗻𝗰𝗶𝗮 𝗱𝗲 𝗣𝗿𝗶𝗺𝗲𝗿𝗮 𝗢𝗰𝘂𝗽𝗮𝗰𝗶𝗼́𝗻" (𝗟𝗣𝗢)?
If you are developing a property in Spain, this is an acronym you need to know!
The First Occupation License (LPO) is an official certificate granted by the local Town Hall (Ayuntamiento) once your build is finished. It legally verifies that the property has been built exactly according to the approved architectural plans and licence issued by them complies with the necessary health and safety regulations affecting dwellings.
Why does it matter? Without an LPO, you cannot register, nor legally live in your new villa, and you won't be able to connect the permanent water and electricity meters in your name!
Previously a lot of rural properties did not get this when they were first built. This is causing serious issues for anyone trying to sell, or legalise the properties now.
Navigating Spanish bureaucracy can be a confusing, time consuming and frustrating minefield to the uninitiated. MDCI manages the legal and technical paperwork from day one, ensuring you get your keys—and your licenses—without the stress.

𝗙𝗲𝗮𝘁𝘂𝗿𝗲𝗱 𝗦𝗲𝗿𝘃𝗶𝗰𝗲 - 𝗦𝗲𝗹𝗲𝗰𝘁𝗶𝗻𝗴 𝗮𝗻𝗱 𝗮𝗽𝗽𝗼𝗶𝗻𝘁𝗶𝗻𝗴 𝗮𝗻 𝗮𝗿𝗰𝗵𝗶𝘁𝗲𝗰𝘁
Many people think that a Project Manager should only be brought in once the building works begin on site, but that couldn’t be further from the truth!
We can have the most impact, and generate the most savings, when we’re brought in at the beginning and can help clients to properly plan their project, check its feasibility, set the budget and timeline and support with the selection of the design and build team.
MDCI have nearly 30 years’ experience in working with architects, and are able to help you to review the options and select the right architect for your project and budget.
Check out our blog which includes some of the most important considerations that you need to bear in mind before contracting an architect in Spain. We hope it helps you to find the right team for your project.
Remember we’re here to support you with important decisions like this, right from the very inception of your project.

It is tempting to hand over control to your builder or main contractor and trust that they will select the right people to do the specialist jobs such as kitchen and bathroom suppliers and landscaping, but do you know why they are being chosen?
Often a contractor will choose a supplier who gives them a discount or commission, or someone they’ve worked with a lot, because it’s more convenient for them, rather than because they are the best people/products for your project.
Now it can also be that a contractor chooses the team that they know they can rely on to deliver. But it makes little sense to hand the builder more profitable income for simply making a recommendation, when that process should be properly specified, tightly contracted and professionally managed to ensure you don’t pay top dollar for poor quality or absence of guarantees!
You need to make sure that every supplier or tradesman that comes onto your site has been carefully selected and vetted to ensure you’re paying the best price and have the most skilled team. This is part of a well-managed tendering process and should not be skipped to save time or hassle.
Your Project Manager can lead you through this process, using their experience and skills to project your wishes and properly control tendering and contracting your team.

It’s rare that we see positive impacts of war, but we were interested to see this article in Spanish Property Insight, suggesting that the current conflict in the Gulf could benefit Spain. Mark Stücklin explains that Spain’s reputation as a safe and stable country could put Spain back into top spot for very wealthy buyers, who may have previously bought in Dubai, or other areas of the UAE.
We of course hope for peace, and our thoughts are with all that are affected, but it’s interesting to see that there could be some benefits for Spain coming from this time of conflict.
Why war in the Gulf could send wealthy property buyers to Spain The tranquillity of Mallorca now looks even more attractive. A conflict in the Middle East could have unexpected consequences for Spain’s property market,

𝗙𝗲𝗮𝘁𝘂𝗿𝗲𝗱 𝗦𝗲𝗿𝘃𝗶𝗰𝗲 – 𝗣𝗿𝗼𝗷𝗲𝗰𝘁 𝗗𝗲𝘃𝗲𝗹𝗼𝗽𝗺𝗲𝗻𝘁
We’re often asked the difference between Project Management and Project Development, so we wanted to explain that in today’s post.
Project Development Services are a much wider scope than Project Management alone. We become a single point of contact for the project and take responsibility and control for all aspects of it, becoming the Clients’ Development Departments.
This means that we will be empowered by the client to select and contract the right architect, technical architect, constructor and any other suppliers needed, such as FF&E, lighting, AV and Domotics, landscaping and irrigation and manage all the distinct suppliers, all for a singular contract and guaranteed price.
It is an ideal service for those Clients who are based abroad and don’t want to have the stress and time requirements of managing, paying and administering the key players. They leave it all to us to handle on their behalf.
All they have to do is pay the required amounts agreed in their contract with us and we do the rest - including getting the necessary invoices to their accountants. Simple.
Most recently we provided this integrated service to a Client from Dubai who wanted his Villa to be developed in La Cala Golf Resort, but as he ran his own very successful business there could not spend the time. His villa was developed and delivered on time and on the budget agreed at the outset, despite the Covid19 pandemic.
