SipForm: A fully insulated factory fabricated modular building system that delivers high performance homes that don't cost the earth. A building system designed to allow for smarter, faster and greener building. SipFormโs Modular Panel System creates homes that are more comfortable and far less reliant on expensive energy bills to stay that way, all year round! When installed, the wall panels are

Behind every SipForm build is a team and a screen.
Before a single panel is manufactured, every home is designed and modelled in 3D using our in-house developed software. From first concept right through to the final panel layout, we plan every detail digitally so nothing is left to chance on site.
That means:
Precise, buildable designs from the start
Every panel mapped to your build footprint
Fewer surprises, faster installation
Because we don't just deliver panels - we deliver foresight. A smarter building system that's designed, modelled and sequenced long before it reaches your site.

We've scaled up! SipForm has moved into a new 1,320 square metre facility, nearly four times our previous size, to meet growing demand for faster, more efficient offsite construction. Our factory-built SIP systems can cut build times by up to 50 per cent, with less labour, waste and energy use, and more automation and new factories around the country are on the way.

As seen on ABC News!
What a milestone for the SipForm team! We're proud to be featured on ABC News after being named one of the successful recipients of the WA Government's $49 million Housing Innovation Fund. Our Structural Insulated Panels (SIPs) are factory made and flat packed in our new factory in Malaga, cutting build times and costs by combining framing, cladding, lining and insulation in one. This backing will help us to continue to scale up and get more homes built sooner for Australian families. Thanks to the Minister for visiting our facility, and watch the full story below.

Nearly 1500 private and public houses are being built in Seaton, with work now underway on the development's second stage.
Civil works that will unlock the parcel of homes in the extended Seaton project area are nearing completion, as residents prepare to move into the initial 137-home stage next month.
Construction will soon begin on the next lot of homes, which are being built using innovative new materials that offer significant sustainability benefits and the potential to cut delivery time by months.Structural Insulated Panels
The two-storey homes are being built using Structural Insulated Panels (SIPs) instead of traditional frames, bricks and plasterboard.
SIPs consist of two durable outer layers bonded to a core of high-density insulating foam, with less air leakage bolstering energy performance for the home. (Pictured is an artist impression of a home to be built in Seaton using SIPs)
The panels are custom manufactured to design specifications, including door and window openings, and delivered to site for assembly on a traditional slab.
Their use streamlines and fast-tracks construction by reducing or completely bypassing framing, bricklaying and internal lining, while factory construction reduces waste through good design and offcut recycling.
The Seaton redevelopment - a partnership between Renewal SA and the SA Housing Trust - will see the replacement of 388 dated South Australian Housing Trust homes with a total of 1452 new privately owned and public homes over the life of the project.

Middle of nowhere? No problem. SipForm panels are factory fabricated and delivered ready to assemble, which means fewer site deliveries, fewer trades, and less time on the ground, no matter how remote the location. This build is proof that a high performance home doesn't need to be in the suburbs.
Whether it's a rural retreat, a regional farmhouse, or a coastal getaway, our system goes wherever your project takes you.

We're thrilled and deeply grateful to be one of 15 Western Australian manufacturers backed by the Cook Labor Government through the Housing Innovation Fund, part of a $49 million investment to deliver more homes for Western Australians, faster.
Thank you to Premier Roger Cook, Deputy Premier and Treasurer Rita Saffioti, Manufacturing Minister Amber-Jade Sanderson, and Housing and Works Minister John Carey for backing WA-made innovation and recognising the role modern methods of construction will play in solving our housing supply challenge.
This funding will help SipForm:
โข Expand our advanced manufacturing capability in Perth
โข Establish a satellite facility in Karratha to serve the Pilbara
โข Lift combined output to 988 homes annually
โข Deliver high-performance homes that can cut household energy costs by up to 60 per cent
It also means more local jobs, stronger regional capability close to the communities that need it most, and a more resilient WA manufacturing sector.
A huge thank you to our team, our partners, and the WA Government for believing in what we're building. Smarter, faster, greener, modular.

SipForm panels going up on a two-storey residential build, precision engineered off-site and assembled on-site with fewer trades, less waste, and a fully insulated building envelope from day one. You can see the SipForm branding on every panel because we stand behind every one of them.
Builders, if you're looking to cut your build time in half without cutting corners, let's talk.

Regional housing availability and affordability are under significant pressure due to escalating material prices, fuel increases, and trade availability challenges; this situation doesn't appear to be changing any time soon. It's little wonder that Shire CEO, Matt Fanning is smiling as preliminary site work for three Independent Living Units gets underway in Mingenew, WA.
Following an open tender process the Sipform modular building system was selected for the homes because its kit-of-parts system significantly reduces transport and labour requirements. The team is training local builders in the Modern Methods of Construction (MMC) allowing future builds in the region to be conducted entirely with local labour.

Another hybrid build is underway in Perth. SipForm panels with the external cladding, insulation, and internal linings already complete, were installed in record time.
As usual not a skip bin in sight. Next are the internal steel frames, linings, and insulation, we will keep you posted!

Classic design, next-generation building performance. SipForm panels get you to lock-up faster than conventional construction, with less demand on trades, fewer site deliveries, and less waste. For builders, that means lower site costs and quicker handovers. For homeowners, that means moving in sooner.
