Bad boo-boos, tummy aches, and teething don’t stop for Mother’s Day.
For several reasons, I never thought I’d get to be a mom. Nearly 4 years into this parenthood thing, Dan and I still say “can you believe we have two kids?!” It is so surreal and such a gift. We are so lucky and so grateful.
To all the moms - the moms who are, the moms who have lost or unfairly never had the chance, the moms who hope to be, the moms who are fighting to be, the stand-in moms - Happy Mothers Day.
For those who don’t know, we lost our first pregnancy when we were newlyweds. One in four women suffer from pregnancy loss, one in six struggle with fertility, and over 40,000 experience stillbirth or infant loss.
There’s a really beautiful organization, founded in Dallastown, PA, called Chasing the Rainbows. They provide much needed support to women and families experiencing these difficult losses. I’m so proud to be engaged with their fundraising efforts so that more healing can happen for those affected.

Let’s talk about Home Insurance and Fallen Trees
The General Rule in Pennsylvania
If your neighbor’s tree falls on your house due to a natural event (storm, high wind, snow, lightning) and the tree was healthy, you typically file a claim with your own homeowner’s insurance for repairs and cleanup
Even when negligence might apply, you usually file with your own homeowner’s insurance first.
Your insurer pays for covered damage (minus deductible).
The insurer may later pursue your neighbor’s insurer if negligence is proven.
This is standard practice because it gets repairs started faster.
Some days you are the agent, and some days you are the customer with water leaking into her kitchen ceiling from the shower above.

Tonight we learn about differences between Replacement, Extended Replacement, and Guaranteed Replacement loss settlement options on a homeowners policy.
1. Replacement Cost pays the cost to repair or replace the damaged portion of the dwelling with materials of like kind and quality without deduction for depreciation, up to the policy’s dwelling limit.

❗️Payment cannot exceed the Coverage A limit shown on the policy
Example
Home insured for $400,000
✅ Fire causes $380,000 in rebuild cost; Insurer pays the full $380,000
❌ But if rebuilding costs $430,000, Insurer pays only $400,000 (policy limit)
2. Extended Replacement Cost pays replacement cost plus an additional percentage above the dwelling limit if rebuilding costs exceed amount carried. Typical extensions 20%, 25%, 50 (varies by carrier)
👍🏼 Helps protect against inflation, labor shortages, and code changes
❗️Requires the home to be insured to value and is not unlimited
Example
Home Insured for $400,000 with +25% Extension
Maximum available: $500,000
✅ Rebuild cost after a fire is $470,000; Insurer pays $470,000 even though it exceeds the base limit
3. Guaranteed Replacement Cost pays the full cost to rebuild the dwelling, even if it exceeds the policy limit, as long as policy conditions are met.

❗️Not widely available

Home insured for $400,000 with GRC
✅ Rebuild cost after major loss is $550,000; Insurer pays full $550,000
Remember, no loss settlement option fixes a bad dwelling limit. Even Extended or Guaranteed RC can be jeopardized if:
❗️The replacement estimate is inaccurate
❗️Renovations aren’t reported
❗️Required coverage percentages aren’t maintained
