Amazon’s new Loveland fulfillment center is officially open, with roughly 1,100 employees already on site and the potential for that number to grow significantly over time.

For home buyers, the timing is interesting.

Right now, Loveland has more inventory, homes are generally taking longer to sell, and buyers have more negotiating room than they’ve had in several years. At the same time, Amazon adds another major employment anchor that could strengthen housing demand as hiring continues.

That doesn’t mean home prices suddenly jump because Amazon arrived. In fact, the facility opened too recently for us to have reliable post-opening housing data yet. But it does create an interesting window: buyers have more leverage today while some of that future employment growth may not yet be reflected in the market.

A townhome may cost less than a detached home…but is it actually cheaper to own?

That’s an important question for Northern Colorado buyers right now.

Colorado’s August 2026 numbers show a noticeable difference between the two markets:

🏠 Single-family median prices were essentially flat year over year.

🏘️ Condo and townhome median prices were down 3.8%, while sales were down 18%.

One reason? The purchase price is only part of the equation. HOA dues, insurance costs, potential special assessments, and resale demand can significantly change the math on an attached home.

That doesn’t mean a townhome or condo is a bad choice. For someone who values lower maintenance, amenities, or a lower initial purchase price, it may be a great fit.

The key is comparing the total cost of ownership, how long you expect to stay, and what that property may look like when you eventually sell.
