In a market with more sellers than buyers, small repair items are ending deals that should close, and here’s how both sides keep them together.

Home sales fall through after inspection because buyers have more homes to choose from than they’ve had in years, and a small repair item has become an easy reason to walk away from one. Redfin’s July data has 19.6% of Houston’s pending sales falling out of contract, the second-highest rate among the 48 large metros it tracks.

We see it in our own transactions. “Buyers have choices now, right? That’s the big kicker.
