First Eagle Private Credit Fund's lenders cut its borrowing spread by 30 basis points, to 2.25% from 2.55%, and reduced the unused fee to 0.5% on its $350 million credit facility.
They also fenced in software. Under the amendment, no more than 20% of the loans backing the facility can come from software, IT services, and healthcare technology borrowers. The advance rate on recurring revenue loans drops to 50% from 60%.
One change the fund's summary didn't mention: Western Alliance Bank joins as a second lender with $100 million, and Morgan Stanley's commitment falls to $250 million. Full story on AltsWire: https://altswire.com/lenders-cap-software-exposure-at-first-eagle-bdc-cut-facility-spread/

Self-storage, hotels, marinas, and now natural gas wells.
NexPoint Energy DST, an $18.8 million trust, holds royalty interests across the Haynesville Shale and Permian Basin. Third-party operators handle the drilling, and investors receive royalty income.
"For years, NexPoint has used the DST structure to give investors access to specialized sectors they could not easily reach on their own, and mineral rights are a natural next step," said Luke Blackwell, who leads the firm's energy platform.
For advisers, the question is commodity exposure. NexPoint said its underwriting applies "modest commodity price estimates to conservative type-curves" to build in a cushion. Read more on AltsWire: https://altswire.com/nexpoint-launches-18-8m-energy-dst-holding-haynesville-permian-royalties/

VineBrook Homes Trust offered to buy back 909,090 shares at $33. Stockholders tendered about 2.75 million.
The tender was roughly three times oversubscribed, so the nontraded single-family rental REIT expects to prorate at about 33%. The $33 price was 37% below VineBrook's $52.68 NAV. The company paid for part of the buyback with a $25 million, 10% loan from a lender it says may be deemed an affiliate of its external adviser.
The nontraded REIT’s board doesn't intend to restart the share repurchase plan, which has been suspended since December 2022 except for hardship cases.

In May, Highlands REIT told stockholders to reject a third-party $0.04 mini-tender as far too low. Four months later, it ran its own tender at $0.20 a share, 31% below its estimated NAV, and made no recommendation either way.
Investors answered. Tenders came in above the company's 125 million-share target, and Highlands bought all of them, retiring about 18.7% of its stock.
The twist: the company said a lease it signed in July on its Colorado correctional facility wasn't reflected in that NAV and may have a material impact on it. Those who sold exited before any updated valuation reflects it.
