Selling a Fire-Damaged House in Arizona: Guide 2026 | Red Rock Properties 09/09/2026

After a house fire, deciding what to do with the property can feel overwhelming.

Do you repair it? Sell it as-is? What happens with the insurance claim? And how do you even determine what a fire-damaged home is worth?

Before making a selling decision, the first priorities should be safety, documentation, and protecting the property from additional damage.

Our latest 2026 Arizona guide walks homeowners through what comes next, including:

• What to do immediately after a house fire
• Documents and records you should keep
• What Arizona sellers need to disclose about fire damage
• How to determine the home’s as-is and post-repair value
• Repairing and selling versus listing as-is
• When a direct sale may make sense
• How mortgages and open insurance claims can affect a sale
• What happens when a fire-damaged home is part of an estate or probate

One of the biggest decisions is whether repairing the property actually makes financial sense.

The home’s pre-fire value is only part of the equation. Smoke and water damage, electrical systems, HVAC, structural repairs, permits, code requirements, insurance proceeds, and the time needed to complete the work can all change the numbers.

For some Arizona homeowners, repairing and listing will be the better choice. For others, selling the property in its current condition may provide a simpler path forward.

The goal is to understand the trade-offs before deciding.

Selling a Hoarder House in Arizona: Your 2026 Guide | Red Rock Properties 09/08/2026

Selling a hoarder house in Arizona can feel like an enormous project before the home ever reaches the market.

Where do you start? Do you have to remove everything? Should you spend money on repairs? And can you simply sell the property in its current condition?

The good news is that homeowners have options.

Our latest 2026 Arizona guide walks through what to consider when selling a home with significant clutter, accumulated belongings, deferred maintenance, or property damage, including:

• Whether you need to clean out the house before selling
• Common repair and condition issues to consider
• Selling as-is versus cleaning, repairing, and listing
• How the home’s condition can affect potential buyers
• Costs and timelines to consider before investing in repairs
• What to know about disclosures when selling in Arizona
• How to compare your selling options based on your situation

One of the most important things to remember is that you don’t necessarily have to turn the property into a picture-perfect home before it can be sold.

For some homeowners, cleaning and making repairs could result in a better financial outcome. For others—especially when the cleanup is extensive, the property was inherited, or the owner needs a simpler solution—selling as-is may be worth considering.

Before spending thousands of dollars or months preparing the property, understand your options and compare the likely costs, timeline, and net proceeds.

Selling a House As-Is in Arizona: A Complete 2026 Guide | Red Rock Properties 09/07/2026

Does selling a house “as-is” in Arizona mean you have to accept a low offer?

Not necessarily.

Selling as-is simply means you’re offering the property in its current condition rather than making repairs or improvements before the sale. But homeowners still have choices in how they sell—and those choices can affect the price, timeline, costs, and amount of work involved.

Our complete 2026 Arizona guide explains what homeowners should know before deciding, including:

• What “as-is” actually means in Arizona
• Whether you can still list an as-is home with an agent
• How inspections and disclosures work
• Which repairs may—or may not—make financial sense
• How selling as-is compares with repairing before listing
• What to consider when comparing a traditional sale with a direct cash offer
• Common situations where an as-is sale may make sense

The important thing is to look beyond the sale price alone.

Repairs, commissions, concessions, holding costs, closing timelines, and the risk of a deal falling through can all affect what you ultimately walk away with.

For some Arizona homeowners, repairing and listing will make the most sense. For others, selling in the home’s current condition may be worth considering.

The right answer depends on your property, finances, timeline, and priorities.

Probate Mistakes to Avoid in Arizona: An Executor’s Guide | Red Rock Properties 09/06/2026

One of the biggest probate mistakes in Arizona can happen before the process really gets started.

Families often assume that finding a will means probate can be skipped. But a will generally provides instructions for the estate—it doesn’t automatically give someone authority to transfer or sell property.

And that’s only one mistake that can create unnecessary delays or expenses.

Our latest guide covers some of the probate mistakes Arizona heirs and Personal Representatives should watch for, including:

• Assuming a will automatically avoids probate
• Filing for formal probate before checking whether a simpler process may apply
• Distributing money or property too early
• Failing to properly inventory and document estate assets
• Mixing estate funds with personal money
• Overlooking Arizona’s community property rules
• Making decisions about an inherited home before authority and ownership are clear

One especially important lesson: don’t confuse speed with progress.

Taking time at the beginning to understand how assets are titled, identify debts, confirm legal authority, and determine whether a simplified estate procedure applies can prevent much bigger problems later.

If you're responsible for an Arizona estate, knowing the common mistakes ahead of time can help protect both the estate and the person managing it.

Your Probate Checklist Arizona: Estate Steps for 2026 | Red Rock Properties 09/05/2026

Handling an estate after someone passes away can feel like having 20 things to do—and not knowing which one should come first.

That’s why having a clear probate checklist can make such a difference.

Our latest guide walks Arizona families through the probate process step by step, from locating the will and securing the property to dealing with creditors and eventually distributing the estate.

The checklist covers:

• Finding the will and important estate documents
• Opening probate in the correct Arizona county
• Getting the Personal Representative appointed
• Notifying heirs, beneficiaries, and creditors
• Creating an inventory of estate assets
• Protecting and managing an inherited home
• Addressing valid debts and expenses
• Handling liens, title issues, tenants, and repairs
• Distributing remaining assets and closing the estate

One practical tip: keep a paper trail.

Receipts, statements, photos, valuations, notices, and other records can become extremely important as the estate moves through probate.

And if the estate includes a house, don’t wait until you’re ready to sell to investigate problems. HOA balances, liens, title issues, insurance concerns, deferred maintenance, or tenants can all affect what happens next.

We created this 2026 Arizona probate checklist to help families understand the process one step at a time.

Simplify Selling Property During Probate in Arizona | Red Rock Properties 09/04/2026

Can you sell a house while it’s still going through probate in Arizona?

In many cases, yes—but a probate sale isn’t the same as a typical home sale.

Before an inherited property can be sold, the right person needs legal authority to act for the estate. In Arizona, that usually means the court-appointed Personal Representative. From there, the estate may need to address the property’s value, debts or liens, condition, and other probate requirements before closing.

Our latest guide walks Arizona families through the process in plain English, including:

• Who has authority to sell estate property
• The basic steps involved in a probate sale
• Common reasons probate property sales get delayed
• How mortgages, liens, and other debts affect the sale
• Selling with an agent versus selling as-is
• The costs of holding a property during probate
• What happens when heirs disagree

One important takeaway: the highest sale price on paper isn’t always the best outcome for an estate.

Repairs, insurance, utilities, taxes, maintenance, and months of carrying costs can all affect what the estate ultimately receives. Comparing the net proceeds, timeline, effort, and risk can give families a much clearer picture of their options.

If you're responsible for an inherited property in Arizona, understanding the process before making a decision can prevent unnecessary complications later.

Selling a House with Code Violations in Arizona: A Guide | Red Rock Properties 09/04/2026

Can you sell a house with code violations in Arizona?

Yes—but the violation can change how you sell, which buyers are able to purchase the property, and what you need to disclose.

Code problems can range from unpermitted additions and garage conversions to electrical issues, zoning problems, safety concerns, or an unresolved city enforcement case.

Our latest Arizona guide explains the options homeowners have when a code issue shows up, including:

• What counts as a code violation
• Arizona disclosure requirements
• Why selling “as-is” doesn’t eliminate the duty to disclose known problems
• Fixing the violations and listing traditionally
• Selling as-is with full disclosure
• How code issues can affect financing and appraisals
• Selling a red-tagged or potentially uninhabitable property
• Documents to gather before closing

One of the most important things to know: discovering a code violation doesn’t automatically mean you need to start making repairs.

First, find out exactly what the violation is, whether it’s still active, what it may cost to resolve, and how it affects your selling options.

For some Arizona homeowners, fixing the problem and listing will make sense. Others may decide to adjust the price and sell as-is. And when the repairs are extensive or the situation also involves an inherited property, probate, tenants, or deferred maintenance, a direct sale may be another option to consider.

The right path depends on your budget, timeline, and priorities.

Arizona Small Estate Affidavit: Transfer Property, Avoid | Red Rock Properties 09/03/2026

Did you know some Arizona families can transfer an inherited home without going through a full probate case?

Arizona’s small estate affidavit can provide a simpler path for qualifying estates—and a 2025 law change significantly increased the real property limit to $300,000.

But qualifying isn’t based simply on what you think the house could sell for.

There are specific rules involving the property’s value, existing liens, the date of death, outstanding debts, inheritance rights, and whether a probate case has already been started.

Our latest guide explains:

• Arizona’s updated $300,000 real property limit
• The 6-month waiting period for real property
• How the property value is determined
• When a mortgage or lien affects eligibility
• The steps for transferring and recording title
• Common mistakes that can delay the process
• What heirs can do with the property after title transfers

For the right estate, a small estate affidavit may save considerable time and expense—but it’s important to understand the requirements before assuming the property qualifies.

Every house has a story. And usually, so does the person thinking about selling it.

We’re currently looking at this older Arizona home.

It has a dated kitchen, an older exterior, and likely some updates to consider—but when we look at a property like this, the first question isn’t, “How much work does the house need?”

It’s:

**“What is the homeowner trying to accomplish?”**

Maybe making repairs and putting the house on the market makes the most sense.

Maybe the owner doesn’t want to spend the time or money updating a house they’re ready to move on from.

Or maybe there’s another option we haven’t considered yet.

That’s why we try to understand the seller’s situation before talking about the property.

We’re still looking into this one and running the numbers. If everything makes sense for both sides, maybe we’ll have another chapter of this story to share soon.

🏠 Stay tuned.

Probate Without a Will in Arizona: An Heir’s Guide | Red Rock Properties 09/02/2026

What happens to a house in Arizona when someone dies without a will?

A common assumption is that the family can simply decide who gets the property. In Arizona, it’s not always that simple.

When someone dies without a valid will—known as dying “intestate”—Arizona law determines who inherits probate property. Depending on the family situation, that could involve a surviving spouse, children, parents, siblings, or other relatives.

Blended families can make things especially complicated. A surviving spouse does not automatically inherit everything in every situation, and children from a previous relationship may also have inheritance rights.

Our latest guide breaks down probate without a will in Arizona in plain English, including:

• Who may inherit when there is no will
• How a Personal Representative is appointed
• When probate may be required
• How Arizona’s small-estate rules may apply
• What happens when heirs disagree
• Options for keeping, listing, or selling an inherited home as-is

If your family is dealing with an inherited property after someone passed away without a will, understanding the process can make the next decisions much easier.
