Morning in the desert garden: Mexican bird of paradise, giant prickly pear (the spineless, ornamental kind), blue skies....

Jumping cholla, saguaro, and the flower moon.
With all the news about UFOs lately, are we SURE some of these desert plants aren't alien life forms?
Hard to stop taking pictures on a night like this. The higher the moon gets, unbelievably bright, the weirder the desert looks.
Warning: lots more amateur- cactus -backlit -by-full-moon action coming to this space. Can't help myself.

Golden hour. "Mexican Fencepost" cactus, mature and 14+' tall, with his good saguaro neighbor.
Saguaros get a whole lotta love and attention around here, and for good reason, but a full grown, clustered Mexican Fencepost has its loyalists, and I am one.
Glad to have planted a few around this year, all a foot tall or less... now just have to wait 15 yrs...
Until then, will probably take a few thousand photos of this one, just down the street.

Giant, at dusk
One of the last empty lots in the neighborhood. Stopped here as darkness fell to watch two nighthawks darting in and out of the cholla, chasing each other in a sort of figure 8 loop, calling throughout. Really cool to watch.

UNDER CONTRACT first weekend on market, with multiple offers from competitive buyers. I was honored to have presented my client's home to the market this weekend; with smart staging, professional photography📸 and virtual 3D tours and 2D floorplans combining to garner 5 full-price or better 💰offers from motivated buyers.
After some late-night agent negotiating between agents going deep into Sunday evening, this week starts 🌅with my Seller under contract, and on track to start the next phase of his journey on a great note.
Too often, I see homes that are UNDER marketed and, I fear, UNDER represented, and that fail to gain traction with buyers. Every new listing represents an opportunity for a home to shine, in EVERY neighborhood and price range, by standing out and making an emotional connection with Buyers' needs.
This last year's taught us so many things, collectively, but not the least among them is just how much HOME means (and what role it can play in our lives, from refuge, to office, to classroom, to sanctuary). That's a huge part of what fuels this market that we're enjoying: emotional investment in HOME is at a premium, and buyers are backing that investment with their hard-earned savings.
But if HOME, at EVERY price range, is at a premium, then why wouldn't every home be marketed that way? I take pride in ALWAYS providing professional photos, virtual 3D tours, floor plans, staging help, and targeted marketing, at no additional cost to my clients. Why? Because it's the right thing to do; because I owe it to my clients to maximize their ONE chance at the market; BECAUSE IT WORKS! If these "premium" marketing pieces help sell Luxury homes faster for higher prices, shouldn't they work for all price ranges? THEY DO! Sellers in every price range deserve elite level service, from an agent who's "switched on" full-time, engaged, and looking forward.
