Robert, Bob, Rob same person, right?
In everyday life, probably! In the title world, though, consistency matters.

Your name on a deed helps establish how ownership of the property is documented, so even small differences can create extra questions during a real estate transaction.

Here are a few things we pay attention to:

๐Ÿ”น Middle names & initials - John Smith, John A. Smith and John Andrew Smith may all be the same person, but we may need to confirm that.

๐Ÿ”น Name changes - Got married, divorced or legally changed your name? Your current name may be different from the name shown on a previous deed and we will need to show it as "also known as" or "now known as".

๐Ÿ”น Marital status - Whether you're married or unmarried can matter when preparing and reviewing real estate documents.

๐Ÿ”น Trusts - If your property is owned by a trust, documents may need to reflect the trust and the appropriate trustee information.

๐Ÿ”น Consistency is key! Keeping your name consistent across your deed and other legal documents can help prevent confusion now and potentially make things easier when you sell or refinance later.

๐Ÿ’ก The takeaway: Your name might seem like one of the simplest parts of a real estate transaction, but in the title world, those little details matter!

๐Ÿก TITLE TUESDAY: Special Assessments & Open Permits ๐Ÿ”

Thereโ€™s more to preparing for a closing than just checking who owns the property and whether there are liens!

One of the behind-the-scenes steps is checking with the municipality for items that could affect the property or the closing.

๐Ÿ“‹ Special Assessments
These may include charges related to things like:
โ€ข Street or sidewalk improvements
โ€ข Sewer or water projects
โ€ข Other municipal improvements

We want to know if there are any outstanding or upcoming assessments that need to be addressed before closing.

๐Ÿ”จ Open Permits
We also check for open building permits when that information is available. An open permit could mean work was started but the permit was never properly closed out with the municipality.

Why does all of this matter? ๐Ÿค”

Finding these items before closing gives everyone time to determine what needs to be handled, who is responsible, and whether anything needs to be completed or paid.

๐Ÿก TITLE TUESDAY: Whatโ€™s the โ€œGapโ€ in Title Insurance? โณ

๐Ÿ”Ž WHAT IS THE GAP PERIOD?

The โ€œgapโ€ is the period of time between the effective date of the title search/commitment and when the new deed and/or mortgage is officially recorded with the Register of Deeds.

Even though it may be a short period of time, things can happen during that gap! For example, a new lien, judgment, mortgage, or other document affecting the property could potentially be recorded before your documents make it to record.

๐Ÿ›ก๏ธ SO, WHAT DOES A GAP ENDORSEMENT DO?

A GAP Endorsement provides additional title insurance coverage for certain matters that may arise or be recorded during that gap period, subject to the terms, conditions, and exclusions of the policy and endorsement.

Think of it as helping bridge the gap between the title search and the recording of your documents. ๐ŸŒ‰

๐Ÿ’ก WHY DOES IT MATTER?

A lot happens behind the scenes between signing your closing documents and getting everything officially recorded. Gap coverage is another way title insurance can help protect against certain unexpected title issues that could pop up during that window.
