Transforming Communities starts with Communication 🗣️💡🖋️
It was a privilege to host a design charrette to launch the replacement project for Dallas ISD's Irma Rangel Young Women's Leadership School, in collaboration with Dallas ISD Administration and Staff as part of the district's 2026 Bond Program.
Community engagement sits at the heart of our design approach. These collaborative sessions ensure that the voices, needs, and aspirations of students, educators, families, and stakeholders help shape the project from the earliest stages of design through construction. The charrette provided an opportunity for our team and project partners to listen, learn, and incorporate valuable perspectives that will guide the creation of a school designed to serve its community for generations to come.

Our KAI 360 Construction Services team had a great week connecting, learning and collaborating at the 2026 5 Cities Plus Conference in St. Louis.
Represented by Bernadette Ayres and Chris Horvath, our team joined municipal wastewater leaders, engineers, operators and industry partners to share expertise, strengthen connections and explore the challenges and opportunities shaping the water and wastewater industry.

🎉 Exciting News! KAI has officially been selected as the construction partner for The Upton, a landmark historic redevelopment in Clayton. We are honored to help transform the former 7-Up World Headquarters into a vibrant luxury residential community, reimagining a Clayton landmark for a new generation of residents.
KAI Build is overseeing the $55 million conversion of the former office tower into a luxury residential community, thoughtfully preserving its historic character while reimagining the property for modern living. In partnership with Revive Capital Development and the project team, we look forward to reintroducing this iconic property to the community, contributing to the continued growth and vitality of downtown Clayton.
Demolition and remediation activities are already underway, with an anticipated opening in Spring 2027.

We’re proud to formally announce our partnership with Annie Malone Children and Family Services to help stabilize, repair and preserve its historic headquarters, a century-old landmark that has served the St. Louis community for generations.
For more than 100 years, Annie Malone Children and Family Services has provided critical support, advocacy and resources to vulnerable children and families throughout the St. Louis region.
As general contractor, KAI is leading critical repairs and stabilization efforts to prevent further deterioration while preserving the building’s historic integrity and preparing it for future restoration. The project reflects our commitment to transforming communities while honoring the places and organizations that have made a lasting impact on St. Louis.

Recently, the KAI Build team spent a fun and inspiring evening supporting Urban Sprouts Child Development Center at the 2026 Gala En Blanc, the organization’s largest annual fundraiser supporting scholarships for children and families.
Held at World Wide Technology Raceway, the event was co-chaired by KAI CEO Michael Kennedy and his wife, Kim Kennedy, alongside Urban Sprouts Founder and CEO Ellicia Lanier, who even sported the KAI logo on her event-themed racing suit! 🏁🏎️
The evening featured racing-themed experiences, including rides around the track, along with food, drinks, music, dancing and auctions. Together, attendees helped raise more than $470,000 to advance Urban Sprouts’ mission of ensuring every child has access to high-quality early education, nutritious meals, nature-based play and a community that believes in their potential.
We’re proud to call Urban Sprouts a longtime partner and look forward to continuing to build opportunities for children and families in our community alongside this wonderful organization!

A transformative project for Dallas ISD has reached completion! 📚🍎✨
We are proud to celebrate the completion of renovations and additions at historic H.I. Holland Elementary School at Lisbon. As part of Dallas ISD’s 2020 Bond Program, the three-year project created new permanent learning spaces, improved connections across the campus and enhanced the school while preserving the character of its original 1937 design.
“The north and south additions respond to the scale and rhythm of the original structure while incorporating colors inspired by the school’s 1937 design. Together, they create contemporary bookends that complement rather than compete with the historic building,” said Will Allen, AIA, NCARB, KAI Senior Architectural SME.
KAI provided architecture, interior design, programming and planning, BIM, MEP/FP engineering and construction administration services for the project.
We’re honored to have helped create an updated learning environment that will serve H.I. Holland students and the surrounding community for years to come while preserving the identity and history of this special campus.
