🚨 Central Illinois Contractors — I need your help.

With severe weather moving through, homeowners are going to need roofers, tree crews, restoration companies, electricians, plumbers, HVAC techs, GCs, and cleanup crews fast.

And we all know what usually happens after storms:

Out-of-town storm chasers show up, knock doors, pressure people, take deposits, and leave local families trying to figure out who they can actually trust.

I’m trying to build a better response before that happens.

Big step this week.

Swipe Home Property Group is officially licensed in Illinois.

Still finishing a few things on the backend (MLS, board setup, etc)…
but this is the point where it goes from idea → real.

At the same time…

we’ve started submitting bids for government contracts
working through SDVOSB
and continuing to build Swipe Home every day

Everything is starting to connect.

The whole goal here is simple:

make real estate make more sense

less guessing
more structure

Not rushing this part. Doing it right.

What are sellers actually required to disclose?

It’s one of the most misunderstood questions in real estate.

During Consumer Protection Week, a lot of focus is placed on fraud and scams. But many disputes in housing don’t come from bad actors.

They come from misunderstanding.

What qualifies as a material defect?
Does “as-is” eliminate disclosure?
If a roof leaked years ago but was repaired, does it still need to be disclosed?
What happens when a buyer assumes “they must have known”?

Disclosure laws are built around knowledge.
Inspection rights are built around verification.

When those two get confused, problems follow.

But here’s the real question:

In today’s market, buyers should understand three things:

2. Compensation can be negotiated in the offer.

Let’s talk about something most homeowners don’t question enough.

Why are we still paying 5–6% to sell a house in 2026?

That number made sense decades ago when agents controlled access to listings and buyers couldn’t see market data on their own.

That world is gone.

Today:
• Buyers search online.
• Sellers can see comps instantly.
• Contracts are standardized.
• Marketing is digital.
• Transactions are software-driven.

But the commission structure barely moved.

For years, sellers automatically paid both sides — their agent and the buyer’s agent — all bundled into one big percentage.

Most people didn’t even realize that’s what was happening.

Now the rules have changed.

Buyer agents must have written agreements.
Compensation is negotiable.
The “seller pays both sides” assumption isn’t automatic anymore.

That’s not chaos.

That’s transparency.

Here’s the real question:
