📊 “The Institute for Housing Studies’(IHS) three-month forecast projects that closed sales activity in Illinois during May, June, and July will be approximately 2 percent higher than during the same period last year. Home prices in July are expected to be nearly 6 percent higher than a year earlier,” said Geoff Smith, Executive Director, Institute for Housing Studies at DePaul University in Chicago.

“Continued tight inventories, fluctuating mortgage rates, affordability challenges, and broader economic uncertainty such as labor market and consumer confidence concerns are likely to constrain homebuying activity in the near term.”

Every day, Illinois REALTORS® work behind the scenes to protect homeownership, support communities, and make sure the voices of members and their clients are heard where it matters most.

At this year’s Capitol Conference, that mission was front and center.

Members met with lawmakers, shared what they are seeing in their local markets, and brought real housing challenges into the conversation. The message was clear: Illinois is facing a housing supply crisis, and standing still is not an option.

That is why we are supporting the BUILD Plan.

📊 Illinois Housing Market Stats – April 2026
Illinois median home prices moved higher in April while available inventory and home sales were lower than the year before.

🔹 Statewide closed sales decreased 0.4% (median price rising 5.2% to $326,000)
🔹 Chicago Metro: Median home price up 5.4% to $390,000
🔹 City of Chicago: Median prices up 4.1% to $411,000
🔹 AVG 30-year fixed mortgage rate: 6.3% (up from 6.2% the month before)

“April home sales remained relatively steady across Illinois, while median home prices continued to rise, reflecting ongoing demand in a market still challenged by limited inventory,” said Illinois REALTORS® President Jeff Kolbus. “As buyers adjusted to current market conditions, seasonal activity also picked up from March, signaling continued market engagement across the state.”
