Contract language and indemnification have become some of the biggest issues insurers are watching right now, especially for community associations. A certificate of insurance isn’t enough. What really matters is what the contract says. Poor wording, or worse, reverse indemnification can put community associations on the hook for a contractor’s negligence and even risk policy cancellation.

Slips, falls, and injuries can happen fast especially around water.
Rules about running, diving, supervision, capacity, and guest use exist to address the most common causes of pool-related accidents and help reduce liability for the entire community.
Safety isn’t accidental. It’s planned.
Message us today to make sure your association is ready for pool season.
When it comes to day‑to‑day vendors, flexibility matters. Community board members should always make sure that vendor agreements include a with or without cause termination clause.
Too often, contracts lock community associations in for years with no real way out. If the service isn’t working, board members should be able to move on and find another vendor to do the work.
