"Cash offers always win" gets repeated so often it's treated as fact, and it's more complicated than that.
Cash does remove financing risk, which is genuinely valuable to a seller. But a cash offer can still come with its own contingencies, inspection, appraisal-equivalent value checks, timeline flexibility the buyer wants, and a strong, well-documented financed offer from a well-qualified buyer with a clean pre-approval can absolutely compete with, or beat, a cash offer that comes with more strings attached.
What actually makes an offer strong is the whole package, price, contingencies, timeline, and how clean the financing (or lack of it) really is, not just whether the word "cash" appears on it.

We just passed the equinox, and if it feels like the evenings got dark fast this week, that's not your imagination, days are shortening quickly right now.
One easy thing worth doing because of it: walk around your house after dark and actually check your exterior lighting. Motion lights that have been sitting unused all summer, porch lights with a bulb that's been out for months, a dark spot near the driveway or front walk, all of it matters a lot more once "after dark" starts at 7pm instead of 9pm.
Not a big project. Just a five-minute walk around the house while it's still light enough to actually see what needs fixing before you're doing it by phone flashlight in November.

"Sold as-is" gets treated like it means "you can't inspect it" or "you have zero room to negotiate." That's not actually what it means.
As-is means the seller isn't agreeing up front to make repairs based on what an inspection finds. It does not automatically mean you can't get an inspection, you almost always still can, in order to know what you're actually buying. It also doesn't mean the price is locked; buyers can still negotiate or walk away based on what turns up, depending on how the contract is written.
What it does mean is the seller has told you upfront: don't expect me to fix things after the fact. Worth knowing the actual definition before either avoiding an as-is listing you shouldn't have, or walking into one thinking you have less leverage than you do.

A lot of people assume home insurance nonrenewal only happens after you file claims. Increasingly, that's not the whole picture.
Insurers can decline to renew a policy over things like an aging roof past a certain age (even one with no active leaks), certain dog breeds, a trampoline without a net, older electrical systems like knob-and-tube wiring, or even just a broader shift in how much risk that insurer is willing to carry in your area at all, unrelated to anything about you personally.
None of this means panic. It means it's worth actually reading your renewal notices instead of assuming "no claims filed" is the only thing that matters, and asking your agent directly if anything about your specific policy looks vulnerable before it becomes a surprise letter.

If you live somewhere with a homeowners association, it's worth actually knowing this: your HOA's governing documents (the CC&Rs) can restrict things well beyond what your city or county regulates, paint colors, fence styles, parking a work truck in your own driveway, even what you can plant in your front yard in some cases.
Local government sets a floor. Your HOA can add a much more restrictive layer on top of that, and it's enforceable through fines or, in extreme cases, liens, separate from anything the county cares about.
If you've never actually read your HOA's full governing documents cover to cover, it's genuinely worth doing once, rather than only finding out what's restricted when you get a letter about it.

If your dishwasher or garbage disposal has developed a smell that seems to come out of nowhere, it's almost always just trapped food buildup, not a sign of a bigger plumbing problem.
Dishwashers can trap small bits of food in the filter or the bottom of the door gasket that never fully rinse away. Disposals build up residue on the underside of the splash guard and along the grind chamber that regular rinsing doesn't reach.
A basic filter clean, a run with a dishwasher cleaner, or grinding some ice and a little dish soap through the disposal usually solves it completely. It's an easy one to over-worry about, almost never a plumbing issue, almost always just normal buildup that needs a proper clean.

If you have a wood-burning or gas fireplace you're planning to actually use this winter, now, not the first cold weekend in December, is the smart time to get it inspected or swept.
A year's worth of creosote buildup, a bird's nest or debris in the flue, or a damper that's not sealing right are all things a chimney sweep catches easily in September and much more painfully during a scheduling backlog in late fall, when everyone else has the same idea at once.

If you've ever read a home inspection report and had a small heart attack over a phrase like "evidence of prior moisture" or "conducive conditions for wood-destroying insects", take a breath. Those phrases sound alarming and often mean something far more mundane than they sound.
"Evidence of prior moisture" often just means a stain that's been there for years and dried out long ago, not an active leak. "Conducive conditions" for pests usually just means mulch too close to the foundation or wood touching soil, a fixable setup, not proof anything is currently there.
Inspectors use cautious, liability-conscious language on purpose. It's worth reading the actual next sentence or asking a follow-up question before assuming the scariest possible version of what a phrase could mean.
