Some people step in front of the camera and you immediately think…yep, you were made for this. 😂👏

Amy Braswell with The Castro Team at Coldwell Banker Heritage absolutely NAILED this Reel.

She took every bit of direction and coaching, trusted the process, and was such a natural on camera. Seriously, kudos to Amy for jumping in and going for it! 🙌

But here's something I want more Realtors to think about:

A listing Reel isn't only marketing the listing. It's marketing YOU.

Every time you step in front of the camera, potential clients get another opportunity to hear your voice, see your personality, and get a feel for what it might actually be like to work with you.

The house may be what gets someone to stop scrolling today...

…but you are what they might remember six months from now when it's time to buy or sell.

That's why I love helping Realtors get comfortable on camera. You don't have to show up knowing exactly what to say, where to stand, how to move, or what to do with your hands. 😂

I'll coach you through all of it.

Mark has the ideas. I have Premiere Pro. 😂

At this point, that pretty much sums up a listing shoot with Mark Peebles of The Peebles Group at NavX Realty.

Mark is ALWAYS willing to do something different for his listings and when he shows up with an idea, my answer is usually some version of:

“Yep. We can make that happen.”
..and then I get home and figure out exactly HOW we're going to make that happen in editing. 😂🎬

But that's what makes creating with Mark so much fun.

This time, we're showing off 1335 Deer Valley Drive in Miamisburg; a move-in-ready new-construction ranch with 4 bedrooms, 3 full baths, a finished basement and covered deck.

And instead of creating just another home tour, Mark once again gave us an opportunity to make something that feels like him.

Because these Reels aren't only marketing the house.

Every creative idea, funny moment and time Mark gets in front of the camera is also building his brand as a Realtor, giving people another chance to recognize him, remember him and get a little glimpse of what it's like to work with him.

Sitting at the highest elevation point in Butler County, this is the kind of property where the setting is every bit as important as the home itself and video gives us a chance to show that in a way individual photos simply can't.

The scale. The views. The property. The experience of being there.

Probably one of the biggest things I hear from Realtors when we talk about creating social media content.

Good news: you don’t have to figure it out by yourself. 😂

The goal isn't to make you look perfectly scripted.

It's to create content that actually feels like YOU, while making the whole process a whole lot less overwhelming.

Because building your brand as a Realtor shouldn't only happen when you have a new listing to post.

This is what it looks like when a great property gets the marketing it deserves. 👏🏡

Another one with Mark Peebles of The Peebles Group at NavX Realty and one of the things I appreciate most about working with Mark is how much he genuinely cares about representing his sellers well.

He shows up. He gets on camera. He trusts the creative process and he's always willing to do something different to help a listing stand out.

This time, we were at 946 Wenlock Court in Fairborn: tucked at the end of a quiet cul-de-sac with an inviting front porch, beautifully manicured exterior, modern open layout, new flooring, and one of my favorite features...a peaceful sunroom overlooking protected green space. 🌳

It's the kind of setting that photos alone don't completely capture, which is exactly why video can be such an important part of the marketing.

It lets buyers see how the spaces connect, experience the setting, and get a better feel for the home before they ever walk through the door.

And Mark, as usual, was more than willing to step in front of the camera and help tell the story. 🙌

That's something I think is worth recognizing. The way an agent markets today's listing gives future sellers a pretty good idea of how they'll show up to market theirs.

One listing can mean a whole lot more than simply walking through the house and taking photos.

For this one, we were creating a Marketing Boost Package + 3D Tour, which means I'm working through multiple types of media while I'm there — each with a different purpose in how the property will ultimately be marketed.

Photography.
Video.
3D Tour.
Drone.

And I'm constantly thinking about what still needs to be captured before I pack everything up and leave.

Because my goal isn't just to deliver a folder full of media.

It's to make sure the Realtor walks away with the right pieces of content to actually market the listing.

Sometimes that means I'm still wandering around the house long after everyone else has left. 😂

Realtors 🔑 Instagram just gave you another way to tell the story of your listings. 👀📱

You can now add a different caption to each photo in an Instagram carousel.

Think about how useful this could be for a listing:

🏡 Exterior → introduce the home
🍳 Kitchen → point out upgrades or features
🛏️ Primary suite → highlight what makes it special
🌳 Drone photo → explain the lot, location or surroundings
🏊 Backyard → talk about the lifestyle

Instead of trying to squeeze every detail into one giant caption, you can give people something new to read as they swipe through the property.

I tested it with photos from one of my recent listing shoots, and I LOVE the possibilities for real estate marketing.

Here's how to do it:

1️⃣ Start a new Instagram post and select multiple photos to create a carousel.

2️⃣ Tap Next and make any edits to your photos.

3️⃣ Continue to the screen where you normally write your main post caption.

4️⃣ Look for the option to add captions to individual photos.

5️⃣ Select a photo and type the caption you want associated with that image.

6️⃣ Swipe & Repeat for the other photos you want to caption.

7️⃣ Add your main carousel caption as usual.

8️⃣ Review everything and Share your post.

Instagram features can roll out differently by account/version, so if you don't see the individual-caption option yet, make sure your Instagram app is updated and check again as the feature reaches your account.
