You’re buying a house for $400,000.

The appraisal comes back at $385,000.

Now what?

First, do NOT assume the deal is dead.

We have a $15,000 appraisal gap, and there are several possible ways to handle it.

The seller could lower the price.

The buyer might cover some or all of the difference.

You might meet in the middle.

And if the appraisal contains a legitimate error or missed important information, the lender may have a process to reconsider the value.

Your exact rights depend on your contract and financing, so we read those carefully.

Here’s my rule:

A low appraisal isn’t automatically a dead deal. It’s a math problem followed by a negotiation.

We look at the number.

We look at the contract.

Then we figure out the smartest lever to pull.

No dramatic collapse onto the kitchen island required.
