The final step when purchasing a property can sometimes be one of the most important – the final walkthrough. Right before funding or closing on a house, it is very important to make sure you examine the property and make sure it is in the same condition as when you first saw it.
Sometimes when sellers are moving out, whether accidentally or not, damage occurs. I have seen carpet ripped, walls dented, and even trash left behind. You want to make sure you approve of the condition of the home before you fund it and it officially becomes yours! The other important thing to check during a final walkthrough is that all the major systems still work, which include the water heater, A/C, and all appliances.
I have been surprised on the listing side of a transaction when buyers choose to not conduct a final walkthrough. Thankfully in these cases my sellers left the home in great condition. But it is always wise to make sure before it’s too late. As a buyer, don’t make that mistake.

PS - Did you know? One thing that often gets overlooked after going under contract is the yard, but even the grass should be in the same condition before you close on a home! It is the seller’s responsibility to maintain yard work until closing.

I’m about to say something extremely controversial. I realize I might lose friends and clients over this, but I stand by my opinion on this matter. Pineapple absolutely does not belong on pizza. I said what I said.

I first met these clients last year at an open house I was hosting. Months later, they reached out when they were ready to buy. We started looking at homes and finally landed on one. They were able to get their VA loan offer accepted!
However, we knew the home needed some repairs. We were able to negotiate seller concessions to offset some of those repair expenses. The seller left behind over 50 sandbags that we had to haul away after closing, but it worked out because I was able to deliver the sandbags to another client who could use them.
Now this couple is currently in the process of making the home their own. And I now call them friends, and we hope to go fishing together one day soon. 🎣

I recently met with David Frazier, the owner and farmer of Frazier Farms. He has lived on this farm for 57 years and specializes in corn - yellow, white, and bi-color. I am not lying when I tell you this is the sweetest and most tender corn I have ever tasted. So you better act fast before his harvest is all sold out for the year.
The corn is so good you can eat it raw right off the cob, but my favorite way to prepare it is to grill it. Then add butter, salt, and pepper for tasting. 🤤 You can also freeze it so you can enjoy the corn year-round. He offers other produce too, so come with some bags ready to fill and be prepared because they only take cash.
Frazier Farms is located on the north side of Brooksville, if you haven’t been before. Definitely stop by soon before it’s gone and thank me later!

Imagine this scenario: you've just toured a home with me. As we walk back to the car, I unveil this dreaded screen.
Tipping culture has evolved into quite the topic of discussion lately, hasn't it? While I wholeheartedly support rewarding exceptional service, it's hard to ignore that tipping has become such a widespread practice, even when service is minimal.
Don't get me wrong. I understand the value of hard-earned tips! But the growing expectation of gratuities for every service, no matter how small, is becoming a bit much. What do you think?

That one click then sends your information out to not just one, but a TON, of Realtors in the area all at once. Before you know it, your phone will be lighting up with calls and texts from people you have never met.
Something else to think about…you have no idea what type of agent is on the other end of the phone. Some might be amazing. Some might have just gotten their license last week. You just don’t know.
