Their tree. Your car. Your claim.
Most people find out after the storm that it doesn't work the way they assumed. When a neighbor's tree comes down on your vehicle, you're typically filing it on your own comprehensive auto policy. Not theirs.
The only exception: you can prove negligence. The tree was visibly dead. You notified them. They did nothing. Without documentation of that, the property line doesn't change who calls their insurance company.

Here are three things that actually affect your rate — and most people don't know any of them.
Your credit score.
Washington allows insurers to use a version of your credit history when pricing your policy. It's not identical to your FICO score, but it follows a similar pattern.
Your zip code.
Not just your street — your whole area. Carriers look at local weather events, how often people nearby have filed claims, and how far your house sits from a fire station. One rough hail season can move rates for an entire neighborhood.
Claims filed by your neighbors.
If your area sees a spike in theft or water damage, your insurer can adjust rates across the region. Your house didn't have to be involved.
These aren't excuses. They're reasons. And once you know them, you can actually do something about it.

It feels random. It's not.
A few things that raise your rate with zero input from you:
Your neighbors had claims. Carriers look at loss activity across your ZIP code, not just your address. A bad stretch of weather, a rash of break-ins, a hailstorm that hit three blocks away — all of it affects local pricing.
Building costs went up. If your home burned down today, it costs more to rebuild it than it did three years ago. Your carrier knows this and adjusts replacement cost estimates accordingly.
The reinsurance market shifted. Carriers buy their own insurance. When that cost goes up, some of it passes through to you.

This week, Alexa from Marketing had the chance to deliver Bite2Go meal kits to Shiloh Hills Elementary, and it is always a reminder of how much of a difference this organization makes for Spokane families.

Some holidays you celebrate. This one you remember.
Memorial Day exists for one reason: to honor the service members who gave their lives for this country. Not as a concept. As real people—with families here, in Spokane, and everywhere else.
