Failed the state portion? Here's what to actually do next. 👇
- Read your score report. Find the 2–3 topics that cost you the most points and start there.
- Change how you study. For every practice question you miss, write down the rule behind it and why each wrong answer is wrong.
- Rebook once those topics feel solid.
You need 70% on the state portion to pass. 📌 Save this for your retake and share it with someone who's rebooking.

The MD State Portion Has A Reputation For A Reason. 🏡
Maryland-specific questions can test the details that are easy to overlook. From disclosure vs. disclaimer requirements to what an agent “knew or should have known” and when agency disclosure must happen, these are three topics worth knowing before exam day.
📌 Save this for your study week and share it with someone taking the exam soon.

Already licensed in Maryland? Here's what it actually takes to add DC or Virginia.
Reciprocity waives the national portion of the exam in both states, but that's about where the similarity ends.
DC's path is light: a 3-hour Fair Housing and Property Management course, a 75% passing score on the DC law exam, and an application submitted within 6 months (plus an MD license certification letter dated within the last 90 days).
Virginia's path is heavier. Reciprocity doesn't waive the pre-licensing hours there, so you're still looking at the full 60 hours for a salesperson license, 180 for broker, plus fingerprints and a background check valid for 45 days.
Same shortcut on the exam. Two very different lifts to get there.
📍 Sign up for the DC Fair Housing and Property Management course to start your DC application. Link in bio.

Understanding how commission works is an important part of starting a career in real estate.
🏡💰Here are a few key things to know:
Commission is typically earned when a transaction closes. Agents generally aren’t paid simply for showing properties or working with a client.
Compensation usually comes when the transaction is successfully completed.
Commission is negotiated. There’s no single commission rate that applies to every transaction. The amount can vary based on the brokerage, agreement, market, and deal.
Commission can be split. Depending on the transaction, compensation may be shared between the listing side, buyer’s side, agents, and their respective brokerages.
Your brokerage split matters. The commission attributed to your side of the transaction may be divided according to your agreement with your brokerage, which affects what you actually receive.
Gross commission isn’t your profit. Taxes, brokerage fees, marketing, licensing costs, and other business expenses can all reduce your final take-home amount.

Preparing for your real estate exam? Here are 3 ways to make your study sessions more effective: 🏡📚
Turn mistakes into study material. Don’t just mark an answer wrong and move on. Review the question, understand what you missed, and revisit that topic so you’re less likely to make the same mistake again.
Understand the “why”. Instead of memorising answers, focus on understanding the rules and concepts behind them. This helps you apply what you’ve learned when you encounter a question presented differently.
Study your weak areas. Pay attention to the topics you consistently struggle with. Spend more of your study time strengthening those areas rather than repeatedly reviewing concepts you already understand.
