Sometimes a home gets ruled out before a buyer ever gives it a real chance.
Maybe the photos don't impress you.

But here's something worth remembering: not everything you dislike about a home is something you can't change.

If I were preparing to sell my home this fall, I wouldn't start by putting a sign in the yard.
I'd start with a plan.
π‘ First, I'd look at the condition of my home.
I'd walk through it with fresh eyes and identify the repairs or updates that actually matter. Not every project is worth the time or money.
π Then, I'd look at the competition.
What other homes are buyers seeing in my area? How are they priced? What features are they offering? Understanding the competition helps put my home in the right position.
π Next, I'd develop a pricing strategy.
Pricing isn't about choosing the highest number possible. It's about understanding what buyers are responding to and where my home fits within the current market.
πΈ I'd also think about presentation.
From curb appeal to photography, I want buyers to see the best version of the home from the moment they come across the listing.

Finally, I'd decide on timing.
The right time to sell depends on more than the calendar. It should fit your goals, your home, and the market you're entering.
