🚨 LET’S JUST SAY IT — INTEREST RATES SUCK RIGHT NOW. 🚨

And they haven’t exactly been helping lately either.
30-year mortgage rates have made a sharp move higher this month, climbing from the upper-6% range back into the 7%+ range. That hurts buying power, raises monthly payments, and has pushed a lot of buyers to the sidelines.

But there’s a silver lining 👇

THE BUYERS WHO ARE STILL IN THE MARKET HAVE LEVERAGE.
📊 Nearly 45% of U.S. home sales recently included some type of seller concession.
📍 In the Houston market, nearly 59% of buyers received concessions.
💰 Around 1 in 5 active listings nationwide has had a price reduction.
🏡 Here in Lumberton, inventory is up year over year, homes are taking roughly 2 months to sell, and multiple-offer situations are much less common than they were a few years ago.

So yes — rates suck.
Yes — buying power is down.
But sellers are having to compete for the buyers who are still shopping.

That can mean:

✅ Price reductions
✅ Repair negotiations
✅ Better terms

And when rates eventually pull back, more buyers are likely to jump back into the market. When that happens, the leverage buyers have today could disappear quickly.

More buyers.

More multiple offers.
Less negotiating room.
