Before & After: Calistoga Private Road Chip Seal
These shots were taken before and after we constructed a private road for a customer on undeveloped land in Calistoga in the Napa Valley.
One of the biggest misconceptions about constructing a new private road is that it starts with asphalt. But paving is one of the final steps in a much bigger process.
On undeveloped rural property, road construction starts with planning the route carefully around terrain, drainage patterns, slopes, trees, and access requirements. From there, the site may need clearing, excavation, grading, soil stabilization, drainage systems, culverts, and proper base rock installation before any paving surface is applied.
And in the North Bay, drainage matters a lot. A beautiful road that doesn’t handle water correctly won’t stay beautiful for long.
Our goal isn’t just to create a road that looks good today, but to build one that performs well season after season with minimal maintenance issues.

We recently read an article about the use of chip seal on Washington State highways. If chip seal is good enough for public highways, it’s probably good enough for your driveway or private road too. 😉
