I Heart Santa Rosa
Offering concierge-level service to Buyers & Sellers of Real Estate in and around Santa Rosa, CA.
I love that every real estate transaction is a unique situation with new people, personalities and challenges. Buying and selling a home is often the biggest financial decision of a person’s life, and it is rewarding to have the opportunity to help guide my clients through the process. From visiting friends here, I was so attracted to Sonoma County’s quality of life and the great school districts for my kids. I moved to Santa Rosa with my family to become part of a close-knit community and raise our children in a great family environment. I am a native of Los Angeles and before my move to Santa Rosa was part of a RE/MAX team that covered Beverly Hills, Bel-Air and most of the San Fernando Valley, originally in an administrative position and the last four years as a full-service agent representing buyers and seller for a top-producing team.
One of the smartest things a home seller can do before going to market is get pre-list inspections. Why? Because you need to know what you're selling.
Issues hidden in the attic, crawlspace, roof, or foundation can become costly surprises during escrow. When buyers discover those problems first, they're far more likely to renegotiate. The best strategy is to uncover potential issues early, create a plan, and go to market with confidence.
In my experience, preparation doesn't just reduce surprises, it helps create stronger offers and smoother transactions.
Thinking about selling your home? Let's build a strategy that puts you in the strongest possible position before your property hits the market.
Every realtor has a different strategy. Some will recommend major renovations before listing. Others will focus on simple improvements and getting your home to market quickly.
Neither approach is automatically right or wrong.
What matters is that your realtor listens to your goals, understands your budget, and creates a plan that works for you. If an agent is pressuring you into projects you're uncomfortable with or can't afford, that's a red flag. The best realtors don't force their agenda, they help you achieve yours.
Thinking about selling? Let's talk about your goals and create a strategy that fits your timeline, comfort level, and budget.
When you're interviewing a realtor, don't just ask what they charge, ask what results they deliver.
How many homes have they sold?
How long do their listings stay on the market?
Do they typically sell above or below asking price?
A professional should be able to answer those questions with confidence and data. Real estate is one of the biggest financial transactions you'll ever make. Don't hire based on promises, hire based on performance. The best agents don't just tell you they're good. They can prove it.
Thinking about selling your home? Let's talk about the numbers, the strategy, and the results you should expect from your realtor.
One thing many buyers and sellers don't realize: real estate commissions are negotiable.
For years, there was a misconception that buyer representation was "free." But in every transaction, the money comes from somewhere and understanding how compensation works is an important part of making informed decisions.
The best relationships are built on transparency. Ask questions. Understand the fees. Know what services you're receiving and the value behind them. A great realtor won't avoid that conversation, they'll welcome it.
Thinking about buying or selling? Let's have an open conversation about strategy, representation, and what you should expect from your agent.
One of the biggest financial decisions you'll ever make is buying or selling a home. So why would you trust the first agent who walks through your door?
The right realtor isn't just someone with a license, it's someone you trust, connect with, and believe can guide you through your unique situation.
Interview a few agents. Ask questions. Compare strategies. Find the person who truly understands your goals and has a plan to help you achieve them. A little due diligence upfront can make a huge difference in the outcome.
Thinking about buying or selling? Let's have a conversation and see if we're the right fit for each other.
One of my biggest real estate pet peeves is when people treat contingencies like a loophole.
An investigation contingency isn't there so a buyer can simply wake up and change their mind. It's there to protect buyers when a legitimate issue is discovered during their investigation. Used properly, contingencies can protect your deposit. Used carelessly, they can put thousands of dollars at risk and potentially create serious legal problems.
Real estate contracts are real. Your deposit is real. And the consequences of negotiating in bad faith are real too. That's why protecting your clients isn't just about getting the deal done, it's about making sure it's done the right way.

Getting your offer accepted isn't the riskiest part of a transaction removing contingencies is.
Every contingency you remove increases your commitment to the deal and puts more of your deposit at risk. That's why this stage requires careful analysis, not blind confidence.
I've heard agents say, "Don't worry about it." That's dangerous advice.
A great realtor's job isn't just to get you into contract, it's to protect you throughout the process and help you make informed decisions every step of the way. The best deals aren't just won. They're managed properly.
Thinking about buying a home? Let's talk about how to protect your interests, your deposit, and your future throughout the transaction.
One of my biggest real estate pet peeves? Lazy marketing.
If you're selling a home, poorly lit cell phone photos, cluttered rooms, and zero preparation aren't just bad marketing they can cost you buyers and ultimately cost you money.
A great listing deserves a great presentation. Professional photography, thoughtful staging, and proper preparation help your home stand out and attract the attention it deserves.
The goal isn't just to get your home on the market. The goal is to present it in the best possible light so you can maximize interest and value.
Thinking about selling? Let's talk about how to market your home the right way and create a strategy that gets results.
One of the biggest mistakes a realtor can make is "white knighting"—making decisions on behalf of their clients instead of empowering them to make their own.
Our job isn't to be the player on the field. It's to be the coach. A great realtor provides guidance, shares insights, points out risks, and helps clients understand their options. But the final decision should always belong to the client.
The best agents don't control the process; they help people navigate it with confidence.

One of the biggest mistakes in real estate is something called buying the listing.
It happens when an agent tells a seller their home is worth far more than the market supports just to win the listing. It feels good at the moment. But months later, the property sits, price reductions begin, and the market starts asking, "What's wrong with this house?"
A great agent doesn't tell you what you want to hear. They tell you what you need to know. The goal isn't to win the listing. The goal is to get the home sold.
