Did you know a 1031 exchange can go into a Delaware Statutory Trust (DST)? For accredited investors, DSTs are IRS-recognized as qualifying replacement property and may offer a path to passive ownership instead of active management.

They're securities, not direct real estate. That means trade-offs that may not be right for every investor: illiquidity, long holding periods, fees, and the risk of principal loss.

If you or someone in your family is still in school—or heading back in the fall—now is the time to make sure your FAFSA form is in.

A few things worth knowing:
1. The federal deadline is June 30. State and school deadlines are often earlier.
2. Many types of aid are first-come, first-served. Waiting could cost money.
3. You can make corrections after submission, but the form needs to be in first.

Don't let a deadline get in the way of money that's already available to you.

This can include saving consistently, rebalancing on schedule, and checking in before big life events.
