$500 SIGN ON BONUS // IPM is looking for a Maintenance Tech for two senior buildings in Hillsboro and Portland Area.

ABOUT COMPANY:
Income Property Management has been a leader in the property management field in Oregon and Washington for over 45 years. This opportunity is for Alma Gardens (Hillsboro) and Village at the Headwaters (SW Portland) both senior buildings with a combined total of 101 units. This is a full time, 40-hour/week position. Scheduled working hours are Monday – Friday 8:00 a.m. to 4:30 p.m. with two days at Alma Gardens and three days at Village at the Headwaters. This position must be available for scheduled on call hours.

JOB DUTIES:
- Review punch list and complete items in a timely manner or as instructed
- Participate in meetings and training sessions as required
- Complete all resident maintenance/repair requests in a timely and professional manner
- Utilize a P.O. system for purchases
- Accompany all necessary building inspections and walk-throughs for owners, management staff, brokers, appraisers and other interested parties
- Assist landscape contractor with grounds maintenance and upkeep
- Maintain and monitor interior and exterior common area cleanliness including but not limited to: snow and ice removal, landscaping, litter patrol, laundry rooms, parking lots, garbage areas, etc.
- Turnover work
- Repairs including basic electrical and plumbing
- Turnover and common area painting

JOB REQUIREMENTS:
- Have apartment maintenance experience
- Work with residents in a professional manner
- Possess strong communication skills
- Have excellent time management and organizational skills
- Be able to work with little supervision
- Have valid driver's license, vehicle and insurance
- Have a basic set of hand and electric tools
- Knowledge of building systems, alarms, and preventative maintenance are all preferred.

COMPENSTATION:
- Salary $21.00-$23.00 per hour DOE
- Cell phone reimbursement
- Mileage reimbursement
- $500.00 signing bonus after six months of employment.

Half day pandemic "Brain Breaks" were offered to employees to help navigate a challenging time by providing a modest reduction from their usual working hours and we definitely think they've enjoyed this perk!

They've utilized this downtime to relieve stress by exploring new areas in Oregon, taking their dogs for a walk, spending quality time with loved ones and getting a good laugh out of googly eyed peppers while cooking with their family.
