What a funny time of the year. There’s a small panic underlying all interactions: parents getting their kids ready for school, everyone else trying to soak up every last ray of sunshine and 80 degree weather. Real estate always seems to take a back burner for buyers and sellers equally.
This year specifically, the market is not exempt from this oddness. Things naturally slow this time of year, more homes on the market and fewer buyers mean we naturally see prices plateau. It’s hard to tell whether the slowing in this market is due to this natural seasonality or the general recovery of the economy from the pandemic. Considering we haven’t seen homes this early in the year see a decrease in pricing, I’m inclined to say it’s due to the economy and affordability.
Frankly, this makes for a great market for buyers which they haven’t seen in a long time! We got a blip of it last winter but by the time February came around, things sped up again. But interest rates haven’t fallen below 7.5% in so long, sellers are more open to negotiating than I’ve seen in a while.
The odd part is that buyers are too scared to step into the market. Waiving all contingencies of previous years is a much scarier situation to me so I’m left scratching my head wondering why today is so different. Not being able to afford a home is definitely a hard and scary thought. But most buyers aren’t actually in that position and most sellers are open to paying for a buyers credits to bring down their interest rates.

Last year I put my head down. I didn’t really realize until about October how hard I had hustled. Taking calls at all hours of the day, showing homes from the Oregon coast to Mollala and everywhere in between. Picking up flyers and knocking on doors. Once in the groove, it’s hard for me to look up and recognize what I’ve accomplished.
So imagine my surprise when I picked up my head to see I was one of the “rising star” recipients at in 2022. I did over 50% of my closed volume from the previous year. Ya girl is COMPETITIVE so the surge of pride and hunger to keep hustling was nearly instantaneous.
I’m constantly in limbo about how to talk about transaction closings because 1) I’m incredibly honored to work with the people I get to find and sell homes for, and it is also true that 2) I freaking love a race.
So here I am, pulling my head out of my work and hustle to celebrate that I got to help 16 different households move into a new season of life this year. Some came from out of state, some moved across town, and others wanted to make a new investment. It was hard work to get them all to the finish line and I’m still hustling to make sure no stone goes unturned for my clients in 2023.
