Selling church property to another church can be a wonderful outcome. But should it automatically be the only option?

Before making that decision, understand what the property could be worth to another church, a school or nonprofit, an investor, or a developer.

Once leadership understands the options, it can make an informed stewardship decision.

COMPARE THE OPTIONS BEFORE CHOOSING THE BUYER.

Church property can be difficult to value. WHY? Because different buyers may see very different value in the same property.

Another church may value the sanctuary and classrooms. A school may value the classrooms and gym. A developer may primarily value the land.

Before selling, understand the property from multiple perspectives.

THE BEST STEWARDSHIP DECISION STARTS WITH UNDERSTANDING YOUR OPTIONS.

Due diligence isn't simply an option period on the contract.

YOU HAVE TO DO THE WORK!

Investigate the property: Title. Survey. Zoning. Environmental. Roof. HVAC. Parking. Drainage. Utilities. Access. Renovation costs.

Bring experts to the table. Ask hard questions. Understand the risks before your contractual deadlines expire.

REQUIRED PARKING vs FUNCTIONAL PARKING
When evaluation parking, churches need to ask 2 questions:
1. What does the city require?
2. What does our ministry actually need?

Those numbers are NOT always the same. A property may meet the code and still create a terrible Sunday morning experience.

THINK BEYOND THE MINIMUM REQUIREMENT. Consider worship attendance, children's ministry, weekday activities, special events, multiple services, and future growth.

Before you negotiate the deal, answer one important question:
CAN YOU LEGALLY USE IT AS A CHURCH?

Zoning and land-use requirements can dramatically affect a church real estate transaction. Understand whether church use is permitted and whether you will need a special-use permit, rezoning, or other governmental approval.

DON'T DISCOVER THE ZONING PROBLEM AFTER YOUR DUE DILIGENCE PERIOD EXPIRES.

CAN WE TURN THIS INTO A CHURCH?

Adaptive reuse can create tremendous opportunities for churhces. Churches are meeting in buildings that were originally designed as retail stores, offices, schools, warehouses, industrial buildings, and theaters.

But here's the warning: AVAILABLE DOES NOT MEAN SUITABLE.

Before falling in love with a building, investigate zoning, parking, fire code, accessibility, utilities, traffic, and renovation costs.

Should your church buy land and build OR purchase an existing facility? There isn't one right answer.

Ask the question: "WHICH OPTION BEST SUPPORTS OUR MINISTRY WITHIN OUR FINANCIAL CAPACITY & TIMELINE?"

Land and new construction can provide flexibility, but usually require more time, capital, infrastructure, approvals, and construction risk.

An existing facility may allow you to occupy sooner, but could require significant renovation or compromise.

Answer the question, then make the best decision for your ministry.

When evaluating a church facility, consider purchase price, debt service, renovations, furniture and equipment, utilities, insurance, maintenance, and future capital expenditures. A $5 million property that requires $2 million in improvements is not a $5 million decision.

Before beginning a property search, understand your church's financial capacity and the total cost of occupancy. COUNT THE COST EARLY.

How do you know when your church is ready to buy property? It isn't when you find the perfect building. Start with three things:

VISION: What are we trying to accomplish?
MINISTRY: What does the facility need to help us do?
CAPACITY: What can we responsibly afford?

A property can be affordable and still be the wrong property.
DEFINE THE GOAL BEFORE BEGINNING THE SEARCH!

One of the biggest mistakes a church can make in real estate is starting with the property instead of the mission.

A building becomes available. Someone sends the pastor a link. And the first question becomes: "Can we buy it?" We encourage churches to start with a different question: "WHAT ARE WE TRYING TO ACCOMPLISH?"

Define the ministry goal first. Then determine whether buying, selling, leasing, renovating, expanding, relocating, or doing nothing is the best stewardship solution.

MISSION FIRST. REAL ESTATE SECOND.
