I appreciated a paragraph in a commercial email I received today and thought it appropriate to pass along.

"The existing 25-year-old roof has reached the end of its lifespan. This important upgrade is a proactive investment in the safety, functionality, and long-term reliability of the facility."

Folks: At least once per day I hear someone say, I have no issues with my roof. It's not leaking so why would I consider replacing it. It doesn't matter if you are experiencing any leaks or concerns with your roof of 20+ years old. If you are in Western Pennsylvania, your roof, at that age, is nearing the end of its lifespan and you should be considering how to address this maintenance issue related to owning a structure, be it your home or a commercial building.

The 40 yr warranty that we see on shingle packets relates to a manufacturers defect, not to wear and tear or gradual deterioration, which are expenses of owning a home or property. About 1% of claims are attributable to warranty so don't hang your hat on wear and tear being under the warranty.

Finding replacement insurance for properties with a roof age in excess of 19 years is becoming increasingly challenging.

The standard insurance companies that we all know of require that a property/home/dwelling be insured for Replacement Cost and there are fine reasons for that. But what if a loss occurs and the owner chooses not to rebuild. They wouldn't get the Replacement Cost as a payout, but only the Actual Cash Value which means RC minus depreciation which can be subjective. Is there an alternative? We have one now!

What if:

- The owner would purchase another property of similar value?
- They chose not rebuild the property?
- They were simply interested in covering their investment?
- They would replace the house with something more practical?
- Updated building codes hindered the potential to rebuild on the same property?

With Western PA temperatures swinging up and down, frozen pipes can become an invisible issue. Many times, the damage doesn’t show up until things start to thaw — and by then, water damage can be costly.

A few simple steps, like keeping your home at a consistent temperature and protecting exposed pipes, can make a big difference during cold snaps here in the Pittsburgh area.

After 3–5 inches of snow over the weekend, it looks like most of us spent some quality time with shovels, snow blowers, and icy sidewalks. From early-morning driveway clears to helping a neighbor dig out, Pittsburghers always seem to come through.

As the snow settles, it’s a great reminder to take things slow, watch for icy spots, and keep an eye on roofs, gutters, and walkways as temperatures fluctuate.
