Here's how it works:

The lender provides a second lien mortgage for 3% of the purchase price, up to $15,000.

Second lien has no monthly payment requirement and no interest.

The housing market is off to a great start in 2023.

Mortgage applications increased 28% last week from the week before. The recent surge is primarily driven by a decrease in mortgage rates. The average rate on a conforming 30-year-fixed mortgage with 20% down decreased to 6.23%. Mortgage rates have seen a steady pullback since they peaked last October with positive inflation data released in recent months.

This news may pull buyers back into the market that were sitting on the sideline in 2022. Many homeowners that decided not to sell or refinance last year now have an opportunity to secure a low rate. With temporary buy down programs available, buyers still have the option to secure a low rate in the 3's, 4's, and 5's for the first few years of their loan.

Its important to work with an experienced loan officer that understands the market and can put homeowners in the right program.
