I was going through a box of old pictures and books that was left behind in the attic space of one of my flips, and I came across an old funeral memorial book from 1967. In it was a typed out ode to motherhood. Thought it would be cool to share.

Progress update on the piece of sh**..
hey.. It no longer looks like a turd! πŸ˜‚ The drywall is getting finished up this week and then floors and cabinets can get installed! Pool is still a wreck but it’s getting done! I can start to see the finish line!

Ok! Ok! I know many of you have been blowing me up asking about the progress of my piece of sh** flip! It doesn’t look like much in pictures but there has been huge progress! We installed a huge beam to create the open floor plan. Next week will be filling in the sunken living area and new windows! I am so blessed and have the most amazing construction crews! , , ,

Occupied with post occupancy agreement
Minimum Market Rent: $800+ or the 1% rule
Year Built: 1950 (newer the better)
Underwriting:
Home must be habitable currently.
Must have at least 18% equity after all expenses including the rehab. (Typically this the wholesale price around .65-.75 of ARV.)
