This week, we’re seeing 1,206 residential listings across Orlando-area counties with price cuts, averaging about a 3% reduction from the original asking price. What stands out to me isn’t just the size of these reductions, but the story behind them: 623 of these homes have been on the market for over 60 days—so more than half the reduced pool is made up of motivated, flexible sellers. Orange County topped the list with 510 reduced listings, while Lake County saw the steepest average price cut near 3%. Volusia had the highest share of older reduced listings, with about 54% sitting for more than 60 days—each county really does reflect its own unique market rhythm.
For buyers, these older reduced listings could represent opportunities for negotiation. For sellers, it’s a clear reminder that market timing is just as important as price. Remember, days on market here are cumulative, so even if a home was withdrawn and relisted, its full history counts. This snapshot focuses on active residential listings across Orange, Seminole, Volusia, and Lake counties.
