Price Reductions Hit 20.4% of Active Listings
We’re seeing some noteworthy pricing dynamics this Mid-Q3: 20.4% of active listings nationally have experienced price reductions. After eight months of increased contract activity, homes going under contract slipped by less than 1% compared to last year as higher borrowing costs began to curb demand. The average 30-year fixed mortgage rate peaked at around 6.7% and remained elevated, ending the period more than 20 basis points above Early-Q3 levels.
Despite these headwinds, market momentum persisted. The national median list price dropped to $424,500, with active listings up about 4%, while new listings edged down slightly. Interestingly, about 13% fewer sellers pulled their properties off the market, even as slower activity provided buyers with more leverage and time to negotiate. Sellers who priced strategically were still able to get deals across the finish line.
As someone who’s spent decades navigating valuation and market shifts—both as a broker and an appraiser—I’ve seen how steadier mortgage rates can be just as important as lower ones. If rates hold around 6.7%, we may see more pricing adjustments or cautious sellers. Understanding these trends can make all the difference when positioning a property for success.

New-Construction Buyers Prioritize Space, Financial Confidence and Function, Homes.com Survey Finds
Recent findings from a Homes.com survey highlight what’s top-of-mind for today’s new-construction homebuyers: practical features, financial confidence, and flexibility. I’ve seen a clear shift—buyers are more often asking about private outdoor spaces, robust security, adaptable layouts, and dedicated home offices. These priorities make sense, especially in a market where customization options are expected and technology like AI and video tools play a growing role in the search process. From my combined experience as a broker and appraiser, I can attest that trust in builder quality and a sense of financial stability are crucial for buyers making such a significant investment. Understanding these priorities helps me guide clients more effectively, ensuring they’re positioned to make informed decisions and find a property that truly fits their needs.

Florida homeowners: The home inspection mistake that can cost you thousands
After decades navigating Florida’s real estate market—as both a broker and certified appraiser—I’ve seen firsthand how critical a thorough home inspection can be in our unique climate. Florida homes are constantly challenged by moisture, termites, flooding, and mold. That’s why it’s vital for inspections to go beyond the basics and include comprehensive checks for moisture and drainage issues. I always recommend using moisture barriers, corrosion-resistant materials, and water-resistant flooring to help safeguard your investment. If a property has experienced flooding, testing for residual moisture and addressing drainage right away can prevent repairs that end up costing thousands. In my experience, these extra steps are not just precautionary—they’re a smart strategy for protecting both your home and its value.

The Average Down Payment On A House, Explained
Understanding the average down payment is a key step in planning for homeownership. In 2025, the median U.S. homebuyer put down 19%—though first-time buyers typically started with 10%, while repeat buyers averaged 23%. Different loan types have their own down payment requirements, and reaching that 20% mark can help buyers avoid private mortgage insurance (PMI). Over my decades in real estate, I’ve seen how important it is for clients to know not just the numbers, but also the strategies—like using assistance programs and smart budgeting—available to make buying a home more achievable. With my background in both appraisal and brokerage, I help my clients navigate these financial considerations with confidence and clarity, ensuring they’re well-prepared for every stage of the process.

Florida Listings Below Purchase Price
Having worked through many market shifts since 1988, I’m seeing a familiar story unfold in Florida’s current real estate landscape. More than 1 in 10 active Florida listings are now priced below what sellers originally paid—an indicator that many homeowners are making strategic pricing decisions to facilitate a move. In some areas, nearly half of homes have already had their asking prices reduced, and seller concessions are increasingly common. These trends are a direct response to the earlier rapid price appreciation, followed by softer demand, higher borrowing costs, and a growing inventory. As both a Florida State Licensed Real Estate Broker and Certified Appraiser, I recognize the importance of honest, data-driven pricing—especially for those who purchased at the market’s peak and are now weighing factors like carrying costs or shifting personal needs. For now, it’s clear that more Florida sellers are prepared to accept lower sale prices in order to move forward, and keeping a close eye on these dynamics is key for anyone navigating today’s market.
More Homes Available: Opportunities Grow for Buyers
We’re seeing an interesting shift in the housing market: new home listings have edged up by 0.4%, reaching their highest point since April, while the total number of homes for sale is now 0.5% higher than at any time since May. Yet, despite more properties coming onto the market, pending home sales have dropped by 1.1%, marking a six-month low. High costs and mortgage rates hovering near 6.65% are key factors behind this dip in demand.
With decades of experience in both real estate brokerage and property appraisal, I keep a close eye on these trends for my clients. Navigating changing inventory levels and shifting buyer demand requires sharp market analysis—an area where my background offers a real edge. Understanding how to price and position a property effectively has never been more important.
When Florida Buyers Are Most Active
Having worked in Florida real estate for decades, I’ve seen firsthand how our market’s rhythms stand apart from four-season regions. Unlike areas where the school calendar drives most activity, Florida’s buyer demand is dictated by weather patterns, tourism cycles, and the influx of seasonal residents. Typically, interest builds from late fall through mid-spring, with activity peaking mid-winter to early spring—prime time for sellers, when showings and sales tend to accelerate. As summer approaches and storm season looms, buyer traffic often tapers off, so those with flexibility might find earlier listing windows more favorable or choose to wait for the seasonal upswing to return.
Having owned and operated a real estate appraisal company for over two decades, I understand how important it is to price properties in line with current demand, especially since factors like school schedules, retiree migration, and even insurance quote timing can outweigh the traditional calendar. While late fall through early spring brings the most foot traffic, a well-priced, well-presented home can attract buyers any time of year—the key is recognizing how timing shapes your odds, not your outcome. My background in both brokerage and valuation helps ensure every property I represent is positioned for success, no matter the season.
