🚨Heads up, condo owners and HOA board members!🚨

Fannie Mae & Freddie Mac just updated their insurance rules — and if you own or manage a condo, these changes affect you.

Here’s the short version:

Roof coverage — Your condo association’s master policy can now use Actual Cash Value (ACV) for roofs instead of full replacement cost. This could lower your HOA’s premium.

Deductibles — The max per-unit deductible is now $50,000. If your association has a per-unit deductible, you need an HO-6 policy to cover your share.

Reserves — Starting in 2027, associations must keep 15% of their budget in reserves (up from 10%). Your HOA should be planning for this now.
