Can anyone explain to me the problem with short term rentals?

I asked Peter McCausland and have enjoyed a pleasant email exchange. He was able to cite his claim the Nantucket lost 600 year-round rentals. It stems from the ACS annual reports by the US Census Bureau. The 2020 Decennial Census shows that island actually gained 1,249 year-round occupied homes over the decade. I don't know how to reconcile that discrepency but every other indicator I can find shows that the year-round community is growing.

Data from the Town Clerk, Census and Nantucket Public Schools all show steady growth. Are there other data to consider?
Now on the claim that STRs are growing in number
In 2022, 1,758 properties paid room occupancy tax, including hotels. A decrease from 2021.

I have lease records showing 1,224 different STRs prior to 2010, and that is through just one brokerage.

Have STRs increased in number over the decades, yes. But that growth is outpaced by year-round dwellings and population and that is important because it is STRs (we used to call them tourists) that support the year-round population.

I am not calling for more STRs. Who is?

One more thing before you go.

Can anyone tell me who is "Put Nantucket Neighbors First". It is not a legal entity. Their website has no names. It seems not one person is willing to take ownership of the site or its statements. I wrote but received no reply.

Grant Sanders asked me to sign my website savenantucketjobs.com and he was right to do so. We should all stand behind what we say. For the record, I am not a group. I am not connected with Nantucket Together, despite what Kit Murphy or others might say. In fact, I turned down a donation from a homeowner who wanted to support my effort. It's just me and messages from other locals who want to preserve their ability to live on the island.

Here is why I support Article 59 and why I think you don't need to be afraid of it:

1. We already have in place general bylaw Section 123 allowing the Board of Health, Select Board or any voter to propose new restrictions on STRs.

2. Over the last few years, town meetings have supported restrictions on STRs including:
- taxation at the maximum level allowed by the state
- a local registration and complaint monitoring system
- a bylaw enabling new regulation, described above

If anyone has any evidence to dispute the facts below, please share.
- STRs are declining in number
- Year-round housing is increasing
- Article 59 would not exempt a single property from new regulations
