Over the past year, we’ve seen some wild fluctuation in the price of lumber. The sharp rise in prices has made new construction very expensive. In Myrtle Beach and the greater Horry County market, new construction counts for 32% of our inventory. That’s why lumber prices are such an important topic we need to talk about. To learn more about how increased home-building costs are affecting our market, watch this short video.

Unless you’ve been living under a rock, you know that we have a crazy real estate market right now. Sellers are rejoicing because prices keep going up, but buyers are having a bit tougher of a time. There just aren’t enough homes available to keep up with demand, and that isn’t likely to change anytime soon. A big part of this inventory shortage has to do with hesitant homeowners who were burned the last time the market was this good. To learn more about what’s going on in our crazy market, watch this short video.

Our market has been white-hot lately. In all my career, I don’t think I’ve ever seen anything like it. While looking at our MLS, I found that there are only 1,700 residential properties available and 3,000 pending sales. These conditions are prime for home sellers to get the most possible money. To find out why now is the time to sell your home, watch this short video.

Homeowners Associations, or HOAs, are synonymous with homeownership in South Carolina. In fact, most of the homes built over the last 25 to 30 years are in a Homeowners Association. Each one is different, so it’s important that you hire an agent who is an expert in the market and knows the ins and outs of each community. There are so many different rules and regulations that it can be overwhelming to do the research on your own. To learn more about HOAs, watch this short video.

Our Myrtle Beach market is like nothing I’ve ever seen. Inventory is so low that we only have about a one-month supply. Pending sales have been rising over the past three years and peaked just as COVID hit in 2020. At the same time, inventory has been doing the exact opposite. To find out what this means for buyers and sellers, watch this short video.

We have a wonderful property for sale at 69 Cascade Drive, and today I want to take you on a quick tour of it to showcase its unique features. As you’ll see, this home is spacious and energy efficient. We have 2x6 construction in all of the walls, which allows us to have r19 insulation instead of r13 insulation. The walls also have Icynene spray foam, which doesn’t compress like normal fiberglass and provides a much better R-value. To find out more, watch this short video.
