There are a variety of mortgage loans available to you. Let's start with the 3 types of government insured mortgages: FHA which is most common for first time home buyers, USDA for rural areas, and VA for members of the U.S. military. FHA is great for first time home buyers due to the low down payment of 3.5% and minimum FICO score of 580.

Conventional mortgages you can pay as little as 3% down although the lower the down payment, the higher the interest rate. Minimum FICO score required is 620.
