REGULAR PROJECTS
Pool Tile We have started the project on the pool deck; we are grouting and sealing the wood like tile. Project should take two to three weeks, therefore they should be done by mid March give or take.
Decorative Stucco Overlay
We have finalized the contract negotiations and will be signing contract by end of this week and start the mobilization. The Engineer has already started working on the plans to present to the city for permits. We will continue to update you on this. We will be starting on the Marina areas since it is the one with most damage.
Townhouse Doors
We are currently in receipt of three bids to replace the townhouse doors facing the pool area. These doors are 90 minute fire rated exterior doors and are in need of replacement. We will be reviewing all bids and update you on start date as soon as possible.
Trash Room Awning
Awnings have been installed; however we have found cigarette buds all over the top of this awning. These awnings were expensive and it’s a shame that is being damaged by residents throwing ci******es over their balconies. We are asking that you please refrain from throwing anything over your balcony, specially a lit cigarette as it is a fire hazard.
Chaise Lounges
All of the chaise lounges have been completely refurbished. We would like to ask that if you will be using the pool area that you cover the chaise lounge with a towel prior to using as the oils along with the sun exposure will stain them again. We appreciate your cooperation. We are now refurbishing the chairs on the pool deck to match the chaise lounges.
Elevator Tile
The elevator tiles are cracked and will be replaced moving forward. We have not chosen a tile or design as of yet. This is a project which will be done, however we don’t have an exact date yet. We are currently getting prices from tile companies for the installation. We will have tile samples within the next 30 days.
Hallway Painting
We are continuously painting the hallway lobbies on all floors, we are currently in building A, 14th floor and working our way down, once completed we will be retouching building B and plan to continue this pattern twice per year or more if needed.
Rotunda Planters Our staff is stripping the exterior paint on the rotunda planters in order to remove years and years of painting over, then pressure washing followed by sealant then paint.
Support Beams
We have during the past 5 to 6 years installed support beam all throughout the garage and are currently painting them white. This is steel and needs to be painted in order to prevent any damage due to the exposure to sea air.
Service Road
We are pressure washing service road and repainting curbs in order to maintain a pristine look throughout.
Metal Doors
We have several metal fire rated doors throughout the property which need to be replaced due to years of wear and tear. We are currently gathering information on companies and getting prices for same. No date on when this will be done as of yet.
Laundry Room
We currently are looking at two options for the Laundry room; either lease equipment form a company (new equipment) or purchase new equipment straight out as we have now. We are looking at installing washer /dryer combo’s and thereby increasing the number of machines to 14. We have not made any decisions with respect to his, however are diligently working on this in order to move forward quickly.
SPECIAL ASSESSMENT PROJECTS
B-B-Q Area
Plans have been finalized; we will be issuing final payment to Architect this week and will receive permit ready drawings. We then will submit to the city for permits. We should be ready to break ground on this soon.
Guard House

Parking Deck Resurfacing
The project started on (March 26th, 2012). The project is progressing; however there have been some delays due to the weather. The engineering overseeing project has indicated that the quality of work is very good as well as the application. We have had some unit owners contact us concerned with respect to the finish which looks dirty. The parking deck resurfacing is a waterproof membrane which needed to be done in order to maintain the integrity of the slab. Obviously we want it to be appealing aesthetically as well, however our priority was always to waterproof and prevent any further damage to the slab. We have received the specifications from General Caulking on the process and specs for cleaning and we will be starting this week. It requires a hot water pressure machine which we just received.
Riser Project
We have completed the domestic water pipes in both towers and are currently working on the condenser pipes, we have encountered certain conflicts with the condenser pipes and had the Engineer out today in order to come up with a plan to resolve. The majority of condenser pipes have been replaced in Building B, minus the conflicts which we will
address at the end of the project. We will be starting the condenser pipes in Building A next week.
Rotunda/Townhome Planters
Project has started. We have emptied all these planters and removed plant material and dirt. In addition we have removed existing membrane in order to expose the contract and prep for general caulking. Once completed we will be replacing with like plant material
