a response letter for the opposing board and general information for our upcoming election:
Good evening. My name is Annie Alapont and I’ve lived in Snapper Village for over 20 years. I have volunteered over the years to assist on committees and was elected to serve on the Board several times. I am familiar with Snapper Village, its business, maintenance projects, insurance challenges and the community as a whole.
I am happy that I was approved to this group, if for no other reason, to be able to set the record straight. Indeed, it is important to be aware of our financials, which is why we have a budget meeting each year and the budget is mailed to each owner.
What is being referred to as an “accumulated deficit” is actually the loan that was taken out a few years ago in order to make repairs without asking you to pay another special assessment. SVCA has never had reserves because the community has always voted to reject paying for them. There have been no operating losses. We have a loan that will be paid off in 2027 and for which timely payments have always been made.
Our insurance brokers search for quality and the most cost-effective insurance from various different insurers each year. The agent that was referred by candidate Romero, who is a friend of his has requested certain documents to be able to provide a quote, likely from the same insurance companies, and we are gathering those to provide it and continue to look for options. We did select another broker for the flood insurance, and they are also bidding on the master policy. So, the comment about us not looking for other brokers is flatly false. It concerns me that this kind of misinformation is spreading and if people are truly concerned about transparency - they should begin by being honest.
The monthly fee increases over the last years were due almost exclusively to the insurance increases that are affecting single family homeowners and condos throughout the state.
The “inability to cut unnecessary expenses”. What are the expenses that these new candidates want to cut. I don’t believe they have publicly said that but at the meet and greet they put together on Sunday, they told several homeowners they wanted to fire the management company, the attorney who helps us read contracts and responds to legal matters as well as making sure that people who fail to pay their monthly dues, pay.
What other sources of income would the new candidates suggest? On Sunday it was suggested that we could have a flea market in the pavilion to raise money. If they truly believe we are millions of dollars in the negative, do they think some flea markets will make up the difference?
As to interest income - we do not hold money in the bank account to be able to accumulate interest. The money comes in and it goes to pay bills and contractual obligations. We are a nonprofit organization after all.
I ask for your vote, and I ask you to vote for the current Board members because we care about the community and we’re not making things up. Maybe some are telling you what you want to hear. We will tell you the truth. When someone puts out a “flyer” that has fraudulent information, it is the responsibility of the Board to set the record straight. Some of you are saying that you “need to know the truth about where the money is going”. This is no mystery. It’s described line item by line item in the operating budget. We have been completely honest and transparent and any suggestion to the contrary is entirely untrue. Why would someone go so far as to make false accusations to get on the Board? I’m not sure.
One reminder though. If the new candidates truly believe that we are “40% over budget” (untrue), what else are they planning on cutting from your services and how much money will they be asking us all for? Candidate Romero told several homeowners on Sunday that the maintenance dues would have to increase to ensure that we are “financially stable”. But nowhere on any candidate letter does it say that is their plan.
Finally, we have been accused of being racists. This is very strange since most of the Board is Hispanic and bilingual - except for one Board member who only speaks Spanish. There have never been any racist, nor discrimination comments made by any member of the Board. The Board members never have denigrated a member of this community or “laughed” at anyone who doesn’t speak English. Let me repeat; 6 of the current Board members are Hispanic. The accusation simply makes no sense.
I hope the mudslinging and misinformation ends soon.
That’s all I can say. If the community decides to lose the management company, attorney, the Board, and several of our amenities all at once, so be it. It would be very dangerous for our community, particularly at such a difficult time for us to have nobody with any experience with the business of Snapper Village available to help us. We have a lot of challenges ahead and this Board is uniquely qualified to represent you and the village wellbeing. I hope you will make the right choice for our beautiful Village.
