A recent Forbes article on Florida's housing policy includes a key perspective from Pinnacle Partner Tim Wheat on what the latest update to the Live Local Act means for development.

Tim put it plainly: "These changes will expand Pinnacle's interest in pursuing public/private partnership on publicly-owned land."

HB 1389, also known as Live Local 4.0, expands attainable housing development rights to land owned by school districts, municipalities, and religious institutions. It also reduces local barriers like height and setback restrictions, and strengthens tax exemption certainty for developers and lenders. For Pinnacle, that translates to more opportunities to pursue the kind of public/private partnerships that bring affordable and workforce housing to the communities that need it most. 🏙️

As a Venezuelan illustrator and dedicated surfer, her best ideas are born deep in the ocean and brought to life through the techniques she perfected from Caracas to Boca Raton. 🌿🌊

At Pinnacle, we prioritize our Art in Public Places initiative as a source of pride and daily inspiration for our residents. This mural is a celebration of nature and a reminder that high-quality design and soulful art belong in every neighborhood.
