Well, neighbors, we’ve officially reached that time of year where the afternoon sun will near about melt the pavement right under your boots. Summer in North Texas is beautiful, but it sure puts our homes through the ringer.

Over my years in Collin County real estate and serving on the McKinney Community Development Corporation board, I’ve seen firsthand how a little bit of preventive care can save you a mountain of headache (and a hefty repair bill) down the road.

Before the triple-digit days really settle in, here are a few simple things I always recommend checking around the house:

☀️ Give the AC some grace: Our air conditioners are the hardest working machines in Texas right now. Swap out those air filters monthly. A clean filter keeps the air flowing smoothly and prevents your system from overworking itself when it’s blistering outside.

☀️ Mind the foundation: That famous North Texas clay soil loves to shrink up when it gets bone dry, which can cause some real trouble for your foundation. Keep an eye out for ground separation around your perimeter and keep your foundation watered evenly.

☀️ Check the seals: Take a walk around your doors and windows. If you can feel the hot air creeping in, your cool air is slipping out. A little fresh weatherstripping or caulk goes a long way in keeping those summer electric bills manageable.
