We're pleased to report that the foundation inspection for the new 1-story covered porch at a residential property in Marietta, GA 30064 (Cobb County) has been approved.

Key findings:

Conventional wood framing for a covered porch at the rear elevation.

Soil bearing capacity tested at 1.5–2.0 tons per square foot
Foundation pads of 24" x 24" with proper gravel base to support 4-inch thick concrete slab edge

The foundation configuration was noted to meet the minimum requirements of the 2024 International Building Code and is adequate to support the structure.

We recently completed a framing and foundation inspection for a residential property in Atlanta, GA 30345 (DeKalb County).
Key findings:

Out-of-level floors and ceiling joists sloping toward the central hallway
Floor joists sloping toward central piers with several piers out of plumb
Excessive perimeter moisture and significant soil cracks (>1 inch) near HVAC

Conclusion: Foundation settlement likely due to moisture intrusion. Piers need resetting or replacement with temporary shoring of floor framing.
Structural repair solutions and construction drawings were offered to the owner/contractor to address these issues professionally.

At US PRO Engineering Inspection & Design, we just wrapped up a thorough structural review on a beautiful Cartersville residence - and we're sharing the key findings to help local homeowners stay ahead of potential issues! 🏡🔍

Attic Highlights:
Solid 2x6 rafters @ 16" OC with a steep 10:12 pitch.
Limited ventilation: Only 2 gable vents noted.

Second Floor Observations:
minor floor hump above garage wall (¼" variance) tied to past plumbing leaks - no foundation settlement.
Cosmetic separations in crown molding & drop ceilings due to seasonal humidity swings. Master bedroom joists remain level! ✅

First Floor Notes:
Dark stains on kitchen/garage wall confirm prior bathroom leak impact on sub-floor swelling.
Jack post headers level; no ceiling bowing in living/dining areas.

Crawlspace & Foundation:
Rear addition with 2x10 joists @ 16" OC.
Cracked/tilted masonry piers abandoned - replaced with new metal jacks on concrete pads (all level!).
Efflorescence & moisture under front stoop.

Exterior Fixes:
Front stoop slopes away but ponds water - cut masonry joints for trench drain.
Deteriorated threshold + cracked walkway (cosmetic only).

Our engineering team recently conducted a thorough post-fire inspection on a commercial building in Griffin, GA, following a rooftop unit fire. The good news? No major structural losses—all steel members graded 1 or 2 on our deformation scale, with top chords remaining level and no thermal buckling observed.
Key Findings:

Fire impacted the supporting curb, adjacent TPO membrane, and flashing.
Minor potential weld stress from rapid heating (up to 1200–1300°F) and firefighter cooling.
Steel strength and elasticity intact; no deleterious metallurgical changes.

Recommended Repairs (Safe & Cost-Effective):

Temporary shoring during work.
Clean/brush steel trusses & cross-members; inspect welds near the unit.
If cracks found: Install 2.5" x 0.25" welded reinforcement plates.
Prime all exposed steel.
