Sales and prices both rose in March, with real estate volume reaching $415 million for the month, up 9% from April 2025. Year to date, total transaction volume has climbed to $1.3 billion in 2026, reflecting continued market strength compared to last year. Interest rates averaged 6.33% in April, slightly higher than the previous month but lower than last year, as inflation and energy costs continue to influence Federal Reserve outlooks.

Barry was inspired to join the Board through the encouragement of several members he deeply admired. With a strong belief that serving is his passion, he approaches everything with full commitment—he’s either all in or not in! His dedication reflects his desire to contribute in a meaningful way and support the continued growth of the association.

His advice to those just starting in the industry: get and stay involved at the local and state level and take advantage of opportunities like the KYR Leadership Program to grow your knowledge and connections.

One of Barry’s favorite association events is the ACS Hope Lodge/Hospice of Lake Cumberland fundraising event. A standout memory from 2021 was when the event raised a record breaking $21,000, highlighting the incredible impact the community can make when it comes together.

More choices are hitting the market! 🏡

Inventory continued to climb in April, reaching 3,980 homes available for sale. That's 5% higher than last year and 7% above March levels. April also recorded the highest inventory total for the month since 2020, extending a streak of 30 consecutive months of year over year inventory growth.

For buyers, more inventory means more options and greater opportunities as we move into the busiest season of the year.

📈 Homes coming on the market continued to increase in April following a major surge in March. New listings rose 4% compared to last year, with 2,036 homes hitting the market versus 1,952 in April 2025. While activity was up less than 1% from March, April marked the highest number of new listings for the month since 2019. Year-to-date, new listings are up 8% compared to 2025.

💬 “Buyers are seeing an influx of inventory this spring, which is a good sign for the market,” said Mike Inman, president of Bluegrass Realtors®. “Although we’re seeing the market continue to normalize, we still don’t have enough homes available to fully meet demand—but we’re moving in the right direction.”

Forbes has named Lexington one of the Top 25 Best Places to Retire in the U.S. in 2026!

To determine the rankings, Forbes compiled nearly 1,000 locations across the U.S. and compared them across a variety of criteria including cost of living, crime, and air quality.

Median home prices 20% below the national median, a cost of living 9% below the national average, and an impressive ratio of primary care physicians per capita stood out to evaluators and contributed to the city’s high ranking!

📉 Improved sales activity helped reduce housing supply from 3.7 months of inventory in March to 3.2 months in April, a 14% decrease. Despite the monthly decline, inventory levels remained slightly higher than a year ago, rising 3% from 3.1 months of inventory in April 2025 as more homes continued to enter the market. 🏡📈

🏡 As inventory and listings remain elevated, homes are spending a bit more time on the market compared to last year.

The average days on market reached 57 days in April, up 14% year-over-year, though down from 62 days in March. Despite the increase, activity continues to pick up as buyers and sellers navigate a more balanced market.

Meanwhile, the median days on market fell to 21 days from 33 in March, showing that many well-priced homes are still moving relatively quickly.

These trends highlight a market offering more options for buyers while creating opportunities for sellers who are prepared and priced strategically.
