We are starting the week with mortgage rates holding completely flat after Friday's massive spike, but don't let the calm fool you!
In today's video, Iโm giving you my exact synopsis of why the market is holding perfectly still today. Even though Middle East peace talks are hitting a wall and oil prices spiked overnight, investors already built all that "juice" into current pricing following Friday's shocking jobs numbers.
Right now, the entire market is frozen because everyone is waiting on the massive Consumer Price Index (CPI) inflation report dropping this Wednesday morning.
๐จ My Advice: If you have a loan file on the fence, you may want to take advantage of these rates and lock them in before the CPI data hits on Wednesday. If inflation comes in hot, rates are going to run again.

Sorry for the late video today, everyone! I had to drive out to Tooele this morning and noticed the stock market was down, so I wanted to dig into the data and give you the real story of whatโs going on.
We just got a massive shock from the official May Jobs Report. Forecasters were expecting around 85,000 jobs, but the economy actually added a roaring 172,000 jobsโnearly DOUBLE expectations.
In the mortgage world, "good economic news" is usually bad news for rates. Because the job market is so hot, Wall Street is panicking that the government might keep interest rates higher for longer, or even hike them again, to try and cool down inflation. This immediately sent bond yields spiking, which dragged FHA, Conventional, and VA rates up across the board today.
On top of that, geopolitical peace talks are stalling out right now. That is keeping the price of oil highly elevated, which remains the number one contributor to why everything else in the economy costs so much.

Rates are down slightly today as the market holds its breath before tomorrowโs big Jobs Report! ๐
With domestic economic data quiet this morning, mortgage rates are moving almost entirely on energy pricesโand a nice dip in the cost of oil has pushed our FHA and Conventional pricing into the green today.

The mortgage market just got hit with a massive double-whammy, sending FHA and Conventional mortgage rates higher today. If you are trying to time the market or lock in a rate on a new home, here is what happened behind the scenes over the last 24 hours.
We are looking at two major economic drivers right now:
1๏ธโฃ The 2021 JOLTS Shock: The latest Job Openings and Labor Turnover Survey completely blindsided economists. Job openings spiked to their highest levels since early 2021, proving the labor market is still running incredibly hot.
2๏ธโฃ The Oil Inflation Factor: Sky-high crude oil and energy costs are continuing to fuel inflation fears.
When you combine a surging job market with high energy prices, bond investors panic about inflation and demand higher yields. That market anxiety is exactly why Conventional and FHA pricing ticked up today, while government-backed VA and USDA loans managed to hold their ground from last Friday.
๐ TODAY'S RATE BREAKDOWN (June 3, 2026):
FHA: 5.375% (6.207% APR) | 3.5% down
Conventional: 6.125% (6.255% APR) | 20% down
VA: 5.375% (5.688% APR) | $0 down
USDA: 5.250% (5.815% APR) | $0 down
Pricing Scenario: Based on a 30-year fixed, $400k purchase price, 760 FICO score, primary residence.

On paper, today should have been a rough day for mortgage rates with talks breaking off and missiles flying. Yet, the markets are weird right nowโand honestly, so am I.
Even with the tension, the strait is still open, back channels indicate they are actively working on a deal, oil is down, and job openings are up. That weird market behavior means FHA and Conventional rates actually improved today, while VA and USDA held entirely steady.
Here is exactly what I can offer you today:
FHA: 5.250% (APR 6.080%)
Conv: 6.000% (APR 6.094%)
VA: 5.375% (APR 5.688%)
USDA: 5.250% (APR 5.815%)
(Pricing based on a 30-year fixed, $400k purchase price, 760 FICO, primary residence. Conv: 20% down. FHA: 3.5% down. VA/USDA: $0 down).
The world is moving fast, but no matter what the market is doing, I am here to navigate it with you. If you need helpโwhether it's a mobile home or a mansionโI can help. Drop a comment or send me a message to map out your scenario.

Itโs the first day of June, and between heavy geopolitical news overseas and intense events hitting right here at home, the world feels incredibly chaotic.
Heading into the office today, I fully expected the bond market to react violently to the weekend's strikes in Iran. Instead, we received a pleasant surprise. Thanks to a quiet, tentative draft for a two-month ceasefire and the potential reopening of critical shipping straits, panic was kept at bay, and rates are starting the week remarkably stable.
Here is exactly what I can offer you today:
FHA: 5.375% (APR 6.207%)
Conv: 6.125% (APR 6.255%)
VA: 5.375% (APR 5.688%)
USDA: 5.250% (APR 5.815%)
(Pricing based on a 30-year fixed, $400k purchase price, 760 FICO, primary residence. Conv: 20% down. FHA: 3.5% down. VA/USDA: $0 down).
The volatility isn't over. All eyes are now turning to this Friday's critical May Jobs Report, which will set the true trajectory for the month. In a fast-moving market, having a concrete strategy is everything. Drop a comment or send me a message to look at your scenarios and make sure your purchasing power is protected.

Grateful to have been a part of this transaction with Alexis Hammer - Realtor, Associate Broker and Mandi Nilson Realtor - โLocally Known and Trustedโ you were both great to work with, these clients deserved the care with which was taken to insure this happened!
๐ Exciting news from Riverdale, Utah! ๐
I'm thrilled to share that my wonderful clients have just closed on their perfect new home! This single-level living space is ideal with no stairs to navigate and the HOA taking care of the yard - truly a dream come true for them!
I successfully negotiated a lowered asking price and even had the seller cover their full loan closing costs. It was all possible thanks to the teamwork of Casey Persinger with EconMortgage for securing the loan and Freedom Title Insurance Agency for ensuring a smooth closing process.
Cheers to a new chapter and a happy home!

What are rates at for Friday, May 29, 2026? ๐ We are ending the week on a massive high note with great improvements across the mortgage board! ๐
Today's market rally comes down to one big concept: Wall Street loves predictability.
After having 24 hours to sit with and chill out over yesterday's Core PCE inflation data, the market realized there were no hidden shocks. Combine that stability with the breaking news that the Strait of Hormuz shipping lanes are officially reopening, and the ultimate economic wildcards vanished. Investors immediately began shifting funds out of defensive positions and back into mortgage bonds.
This wave of buying pushed pricing down across our FHA, VA, and USDA government loan pools today, while Conventional loan pools held firmly onto their best pricing of the week. Navigating these quick shifts is exactly how we keep transactions moving smoothly. I offer all kinds of loans to build the perfect strategy for your specific scenarioโwhether that's Conventional, VA, FHA, or USDA.
Here is today's locked-in rate breakdown:
๐น VA: 5.375% (5.688% APR) โ Improved / Down
๐น USDA: 5.250% (5.815% APR) โ Improved / Down
๐น FHA: 5.250% (6.080% APR) โ Improved / Down
๐น Conventional: 6.000% (6.094% APR) โ Holding Flat
