Listing activity remains below last year’s level in both regions, but each is still running ahead of 2024 and 2023:

🌴 Southern California: 168,449 homes have come to market so far this year. That’s 3% below 2025, but 7% higher than 2024 and 27% above 2023. Total listings remain 23% below the pre-COVID average.

πŸŒ‰ Bay Area: 58,433 listings year to date, down 3% from last year. That’s still 2% above 2024 and 16% higher than 2023, while remaining 18% below the pre-COVID average.

Welcome to October! πŸŽƒ We are fully entrenched in the Autumn Market, but stubbornly high mortgage rates are creating additional pressure. The 30-year fixed mortgage reached 7.60% this week, its highest level since November 2022. πŸ“ˆ

Over the past week, supply stayed essentially unchanged while demand fell 6%. That sharp decline pushed Expected Market Time up eight days to 135, marking a significant slowdown in market speed.

Despite the slowdown, the underlying housing market remains on solid footing. Looking ahead, elevated inventory and high mortgage rates could keep demand subdued through the end of the year. As always, rates remain the key variable to watch. πŸ“ŠπŸ‘

πŸ“Š September 2026 Listing Totals in Las Vegas and Phoenix

September brings another month of listing totals below last year’s pace, while both markets continue to run above 2024 and 2023 levels:

🎲 Las Vegas: 39,624 homes have come to market so far this year, down 2% from 2025. That’s still 12% higher than 2024 and 30% above 2023, while remaining 8% below the pre-COVID average.

🌡 Phoenix: 67,046 homes have been listed year to date, 3% below last year. Activity remains 5% above 2024 and 20% higher than 2023, but is still 16% below the pre-COVID average.

Most price segments posted higher market times, led by homes under $750K, which increased from 69 to 123 days, and the $6M+ range, which rose from 334 to 454 days. Meanwhile, the $2M–$2.5M range improved from 146 to 100 days, while the $2.5M–$4M segment dropped from 148 to 121 days.
