Investor problems… 😳

I’ve walked through water damage, mold, fire damage, and structural issues… but THIS was a first. Opened the wall and found an entire mouse infestation living inside the insulation. Tunnels, nests, contamination — the whole nightmare.

This is the part of real estate investing people don’t see on HGTV. Behind every “flip” is hard work, unexpected problems, and expensive surprises hiding behind walls.

Needless to say… this insulation is getting evicted immediately. 🐭🚫

We are doing a project for an out of state investor who gave a very manipulating general contractor $60,000 on a project that is still down to the studs.

We hear these stories way too often, we’ve helped correct these projects way too many times.

I preach trust in general contracting because it’s the basis of every good and lasting relationship.

When you hire a GC you have to release the control of the project and TRUST they will do their job. You can build trust by:

1. Check References. Ask for recommendations.
2. Having regular conversations and communication.
3. Seeing the contractor show up.
4. Proof of progress (even if it’s slow at first, the beginning is ususlly the longest steps of the project. Progress typically picks up speed between weeks 3-5 if it is a full flip).
5. Trusting your gut (if something does not feel right, pay attention to that).
6. Meet them face to face and walk your project if you can (especially for out of area investors).

Not all GC are out to take people’s money. And I don’t think the general contractors that do take money and run necessarily plan to. I think there’s a lot of general contractors that have great intentions, but do not know how to run a business, so they take on too much at once and drowned themselves. Then panic and give up.
